This is a little controversial because it contradicts information you will find on the internet; however, as your local realtor, I feel that it's my job to save you money where I can and to add value when I can.

Therefore, I would like to share some of my personal experience with you regarding window replacement in Eastland County.

Not one time have I seen where window replacement has paid for itself in our market. Not once. I have had multiple clients who paid 20k or more to have their windows replaced, and they were all disappointed to find out that it didn't increase the value of their home.

There are multiple factors that go into assessing the value of a home and what the likely selling price will be. Too much to go into here, however, it's important to understand that the area, the neighborhood, the house itself has a limit of what it will sell for, regardless of how much work and money you pour into it.

Does window replacement in other areas increase the value? Yes - possibly, but not always. In places like Ft Worth, where the average selling price is 400k on up, there is more room for improvements to add value. But our market here is different.

A new roof, or a metal roof, mini splits, a nice shed, a nice carport, and other things would have a much higher rate of return.

If you have no intentions of selling your home, then return on investment isn't as important, so if you want new windows, then get them - but just in case plans change, I would suggest shopping around and finding the windows at a great price, buying the materials yourself, and finding a good handyman to install them to save yourself 1000's of dollars.
