And THIS one was worth the wait.

After a lot of searching, second guessing, house tours, and "maybe this is the one?" moments… Jacquie & Michael officially closed on the perfect home for their family and honestly, it checks all the boxes.

5 bedrooms. Fenced yard. Space to grow. Space to breathe. Space for sweet little Skylar to absolutely lose her mind running through her new backyard. (Wait for the video because it's the good stuff.) ❤️

This market can test your patience, but sometimes the right house takes a minute. This one was always theirs. We just had to find it.

The best part of real estate has never been the houses. It's the people. ❤️
These buyers came to me through a referral that means a lot. Their daughter purchased a home with me a few years ago, and when it was time for Mom and Dad to find a second home here in the Black Hills to be closer to their children and grandchildren, they reached out.
That's one of my FAVORITE reasons people move.
This wasn't a quick search. It took well over a year. They were still living in Arizona, so much of our home shopping happened through phone calls, FaceTime tours, videos, and a whole lot of trust. That's become pretty normal these days, and it requires a lot of teamwork!
They wanted a move-in ready home, and while people love to talk about all the inventory on the market, once you start narrowing down the list to what actually fits someone's needs, wants, budget, and lifestyle, the options get a whole lot smaller.
Then we found the one.
Of course, five other buyers thought it was the one too.
Multiple offers. Game on.
Fortunately, after all these years, I've picked up a few tricks 🪄 when it comes to helping buyers compete, and we went in prepared. The strategy 🏆 worked, and today they have the keys 🔑 to a beautiful home where they'll get to spend more time with the people they love most.

That's a win worth celebrating! 🥳

I think I’ve lived everywhere in Rapid throughout the last couple of decades (occupational hazard). But this little bungalow gets me every time.

Tuesday June 2nd was a big day.
I closed on my new house. . .
I’m only halfway there; we’ve established the superstition of celebrating too early, so no, we’re not  jumping the gun here.
But I would be remiss if I did not take a pause of gratitude here.
I got to celebrate with my pal, Troy Trombetta Affiliated Mortgage Company, who’s been doing mortgages as long as I’ve been selling houses. THANK YOU, Troy! Man, it’s nice to have someone who can tell stories as far back as me- and Sherry? At Pennington Title? She’s got stories even older. She’s been in the business 30 years.

CONFESSION:
Realtors are some of the most superstitious people on the planet. Seriously. Right up there with pro athletes. 😂

My house on Wilderness is officially UNDER CONTRACT and let me tell you… putting that SALE PENDING sign up nearly killed me. (Even though we’re through inspection AND appraisal.)

Because every Realtor has that tiny irrational voice in their head:
“Don’t jinx it.”
“Don’t celebrate too soon.”
“Don’t touch anything.”
“Don’t breathe weird.”

Please tell me I’m not alone. 😅
