Some people unwind with crafts or golf. Me? I like helping people buy and sell homes šŸ”ØšŸ”

From pricing and marketing to negotiations and closing day, I’m committed to giving every client my full attention and making the process as smooth as possible.

Thinking about making a move? I’d love to help.

Buying a home is exciting, but before you start scrolling listings, ask yourself these three questions:

šŸ” How long do you plan to stay? Your timeline can have a big impact on what type of home makes the most sense for you.

šŸ’° What will the monthly payment actually feel like? Just because you’re approved for a certain amount doesn’t mean you need to spend it. Leaving some room in your budget can help you stay comfortable and avoid feeling house poor.

✨ Does the home fit your lifestyle? Think about how you actually live day-to-day. The features that matter most to you may be different than what everyone else is looking for.

And remember, it’s okay if a home doesn’t check every box on your wishlist. When you’re shopping within a budget, compromises are often part of the process. The good news is that over time, you can make a house your own and create the home you’ve been dreaming about.

Thinking about buying? I’d love to help you find the right fit.

The Realtor Grip šŸ”āœØ

A water bottle, house keys, car keys, listing information, business cards, a phone full of texts, and about 17 tabs open in my brain at all times.

Being a realtor means wearing a lot of hats and keeping a lot of moving pieces organized. From scheduling showings and coordinating inspections to answering questions and negotiating on your behalf, there’s a lot happening behind the scenes of every transaction.

The good news? You don’t have to juggle it all yourself.

Whether you’re buying your first home, selling your current one, or doing both at the same time, I’m here to help keep everything moving smoothly from start to finish.

šŸ” A lot of buyers walk into a home and immediately focus on what they don’t like.

The paint color. The flooring. The light fixtures. The outdated finishes.
But here’s the thing: those are often the easiest and least expensive things to change. ✨

When you’re house hunting, it’s important to look beyond the cosmetic details and focus on what really matters: location, layout, functionality, and how the home fits your lifestyle.

The ā€œwow factorā€ can be created over time. The things you can’t change so easily are what deserve the most attention.

That’s where having the right realtor makes all the difference. I’ll help you identify what’s worth paying attention to and what might just be distracting you from a great opportunity.

Thinking about buying a home? Let’s talk.

Happy 605 Day šŸŒ²ā˜€ļø

Today we’re celebrating the place we’re lucky enough to call home; the beautiful Black Hills.

From winding trails and granite peaks to small-town charm and unforgettable sunsets, there’s something special about life in South Dakota. It’s more than just where we live; it’s where we build memories, raise families, and put down roots.

As a local realtor, one of my favorite parts of what I do is helping people find the place that feels like home, right here in the community we love.

Here’s to the Black Hills, the people who make them special, and all the reasons we’re proud to call the 605 homešŸ”āœØ

šŸ” PART 3: One of the Biggest Things Buyers Notice? šŸ‘€

Clutter. And we’re not just talking about everyday messes.

When buyers walk through your home, they want to be able to picture themselves living there. That’s a lot harder to do when every surface is covered with personal items, family photos, collections, or unfinished projects.

Creating a clean, neutral space helps buyers focus on the home itself instead of the things inside it. This is also the time to tackle those small projects you’ve been putting off. Things like installing missing trim, touching up paint, repairing tile, fixing loose hardware, or finishing unfinished spaces can make a bigger impact than you might think.

A home that feels well-maintained and move-in ready often feels more valuable to buyers, which can help you attract stronger offers and maximize your sale price. ✨

That’s why I help sellers identify the details buyers notice right away and create a plan to help their home stand out. If you’re thinking about selling, I’d love to help you get started.

Sometimes the right home comes together in the most unexpected ways šŸ”āœØ

Robert was stationed in Alaska serving in the military when we started his home search here in South Dakota. Between FaceTimes, videos, inspections, and constant communication, I helped handle the entire process remotely and he didn’t even see the house in person until the week before closing.

His priorities were simple: a great yard for him and his dog, and a home where he could start building equity. The moment this home hit the market, we knew it was the one and moved fast.

I also connected him with a great local lender, Luke Dye, who helped make the process smooth from start to finish.

Everything aligned perfectly for both the buyers and sellers, and we officially closed on his new home šŸŽ‰

Helping clients find the right place to call home is one of the best parts of what I do.

If you’re thinking about buying or selling in the Black Hills area, let’s connect and start the conversation šŸ”

šŸ” PART 2: The First Thing Buyers Notice When They Walk In… šŸ‘€
It’s the smell.

And the hard truth is… most homeowners don’t notice it anymore because they’ve become nose blind to their own house.

A lot of people try to cover it up with candles, plugins, or overwhelming air fresheners, but buyers can usually tell right away when something is being masked.

What actually makes the biggest difference is a home that feels truly clean and fresh.

Things like deep cleaning carpets, washing fabrics, opening windows, eliminating pet odors, and making the home feel crisp and well cared for can have a huge impact on how buyers experience your space the second they walk through the door.

The little details matter more than people realize and they can absolutely help your home feel more valuable. ✨

That’s why I help sellers spot the things buyers will notice immediately, even the things you may not notice anymore yourself. šŸ

Cue the Michael Bay energy because once the perfect house hits the market, we move fast. šŸ’ØāœØ

The late nights, the early mornings, the constant searching… all worth it for that moment. From ā€œjust browsingā€ to handing over the keys, there’s nothing better than helping my clients find the place that finally feels like home!
