🏡 Colorado Property Tax Reality Check: Same Neighborhood. Same Size Lots. Very Different Tax Bills.
A recent deep dive into a tax bill that a client received revealed an interesting situation. The client asked:
"Why is this vacant lot paying almost as much in property taxes as the neighboring property that has a house on it?"
The answer comes down to Colorado's assessment ratios and property classifications.
Here's a real-world example:
✅ Property #1: Has a home on it and is classified as Residential
✅ Property #2: Vacant land with no home, but still qualifies as Agricultural Land
Many people assume the vacant lot should pay significantly less because there's no house. Not necessarily.
In Colorado:
🌾 Agricultural land is assessed differently than residential land.
🏠 Residential property is taxed based on a residential assessment ratio.
🚜 Agricultural land is valued using its agricultural productivity value—not what it could sell for on the open market. It's obviously not used for Ag any longer but the county hasn't updated their records.
The result?
Two neighboring properties can have:
Similar acreage
Similar market values
One with a house
One without a house
…and still end up with tax bills that are much closer than you'd expect.
Why This Matters for Buyers
Before purchasing land, ask:
✔️ Is the property currently classified as Agricultural?
✔️ Will that classification continue after closing?

✔️ Could the land lose its Ag status in the future?
