Tyler represented the Black Hills Home Builders Association at the NAHB Spring Leadership Meeting in Washington, DC this week, in his role as Vice President.

The meeting with Senator Mike Rounds focused on modernizing FHA lending. For decades, FHA has been a key pathway for first-time buyers — but the program hasn't kept pace with the market, and today buyers can often qualify for higher loan amounts and more flexible financing outside of it. For a program built to expand access to homeownership, that's worth fixing.

Updating FHA's limits, requirements, and flexibility would put homeownership back within reach for more South Dakota families. Affordability is one of the biggest challenges facing our communities, and advocating to our state's elected representatives is part of the work.

It's time.

Three things first-time buyers in the Black Hills don't usually know — and they cost you real money:

1. You probably qualify for more than you think.
The number you've been told is your "max" is often based on outdated or miscalculated income and doesn't account for assistance programs you may qualify for.

2. Down payment assistance is actually available right now.
SD Housing offers up to 5% of your loan amount for down payment AND closing costs — that can put you closer to $20,000 in assistance. Most first-time buyers I talk to have never heard of it.

3. The "wait for rates to drop" advice can cost you the home.
Rates matter. But while you wait, prices rise and inventory moves. The math often favors buying with a slightly higher rate today over waiting 18 months for a slightly lower rate.
