The biggest risk to my clients STR’s and my business is cities banning STRs.
Cities ban STRs when parties happen, illegal activity happens, gatherings happen, guests are inconsiderate of the neighborhood etc.
STRs are fantastic and serve a great purpose both for the homeowner and for our community. Many of our guests are local families who are going thru something like a remodel, or their home caught fire or was damaged or any other issue. These STR’s provide local families with fully furnished homes in the community they already live and help them keep their routines and family functioning. We also host people coming to our city for work, for surgeries, to visit family, all kinds of situations.
However many people do not like STRs because of the parties that can happen and the illegal activity that can happen. In 10 years we’ve had one incident and that’s because we know how to properly screen and we’re not afraid to tell a guest no.
This post is for education, it’s also an offer.
Managing STR’s is not something that is easy to do, sure it’s easy if you’re not doing it right, what isn’t? To do it right, it takes a lot of hard work, a lot of information gathering, a lot of experience and a team to catch everything.
There are a lot of part time managers. People who hire overseas VA’s and hope for the best because it’s cheap, realtors and other real estate professionals who do it as a side gig. I’m honestly not trying to dig on these people but they are a problem. These are the people who parties happen to, these are the people who illegal activities happen to, these are the people that cause neighbors to hate STR’s and want them banned.
Please, at the very least talk to a professional before you decide to do it yourself or hire a part time manager.
