Berkshire Hathaway's 2025 End of Year Market Report is here! It's full of interesting real estate-related data. Greater Boston Northern Suburbs info begins on page 12. I find the year-over-year stats the most telling. For example, new listings increased 10% from 2024 to 2025 which is hopefully a sign some easing of inventory shortages. This is a great condo in a gorgeous, historic building in Andover. I helped the owner buy this unit less than two years ago. House of the Week. No need to go to Lake Winnepesaukee when Martins Pond is right there in North Reading! I love the ocean, but if I got to choose, I'd pick a lake house. The pics of this house show pretty views and the agent did a good job with the description. It reads like it's an inviting retreat destination (boating, skating). Bonus - it's not even in a flood zone! If we were in the market, I'd definitely take a look at this one.

Closing Day! This sale was special. I had the pleasure of helping our nephew, his lovely bride, and their adorable puppy buy their first home together, and it's a beauty. Market Stats are not very exciting, but if you're thinking about buying or selling right now, you'll want to take a look. In Middlesex County, the median single-family sale price has increased 5.76% (from $850K to $899K) over this time last year. Basically, this means that demand is still high despite the 25.38% increase in listings from 985 to 1235 and the days on market increasing by only 1 day. House of the Week! Thank you to everybody who recently started following my page. I try to post info that's useful, fun, and relevant. Today it's Fun! The most expensive listing in mainland MA right now is, not surprisingly, in Weston. This $38M mansion ($272K/year in taxes), on 18 acres is pretty nice. I think the wine cellar and closets alone are bigger than my whole house!

House of the Week! I'm helping a colleague from another office this weekend. She can't do an open house so I'm doing it for her on Saturday 11-1. It's a pretty cool house in Winthrop.
