I find it interesting that "skills with technology" isn't higher (by a long shot!) - but at the same time, that just goes to show people want to hire PEOPLE, not machines.

Yup, it's true. Honesty and trustworthiness was the single most important factor for home buyers when choosing a real estate agent in 2020. This was followed by: experience, reputation, someone they already knew, agent's knowledge of the neighborhood, and a helpful personality.
Maybe you read my post last week and thought, "Okay, she literally just admitted she has no experience!" Because I want to be honest with you. I'm not really looking to break into this market by pretending I have it all together. But if you KNOW me (and many of you do!) - can you do me a favor? Likes, comments, and shares are great - but actually telling people about ME is even better. Yes, there's nobody who has ever had me as an agent.
But you DO know my personality, my character, and my work ethic. And apparently, that's what matters the most!

Happy Friday! I don't know if you realize this buttt... I'm a realtor! Yes, it's true. And I can help you. Sure, I just finished school and received my licensure. You're thinking, I have no experience and I don't even own a home of my own. This is all true! However, that's why I am working with a brokerage, which has a team of people with decades of combined experience to assist me. I can give you all of my time and attention, and actually work WITH you. So instead of waiting for the most successful or well known realtor in the area - why not take a chance on me?

So you wanna be an A-lister - err, buyer?
What does that entail? I already mentioned getting pre-approved and setting your expectations. But maybe you're scrolling through Zillow thinking, "I don't even know what to look for!" Here is a very important question to ask yourself (even before you're actively looking): am I flexible?
We all have legitimate needs, which is why it's important to list them out and talk it over with your realtor. But if you're willing to look at older listings (on the market 10+ days) or those under budget that need some work... you could find a gem without the headache of competing with 10 other offers!

What's the market like now? Let's look at the data from the multiple listing service (MLS):

1. Supply levels continued to climb as new listing volumes tracked above 2020 and 2019. Daily inventory levels were similar to 2020 at 98.9%.
2. Showing volumes continued to decrease versus prior weeks and reflects more of a typical marketplace compared to earlier this year and last year's brisk pace. However, activity was higher than 2019 (126.5%).
3. New pending sales were lower than the same week from the frenzied 2020 market, but were higher in comparison to 2019 (114.8%).
4. New pending sales were slightly above new listings for the first time since the end of April.

Translation? Supply is going up and demand is going down. Maybe not by A LOT, in fact it wouldn't be very noticeable to the average person. But it's looking more promising that this trend will continue well into the end of the year and into 2022. Maybe, if you're a buyer, you have felt like it's hopeless in this market, but there are ways to work around it. I'll go into more of those details soon!

I focused on buyers last week, so now it's the seller's turn. What are your expectations? Do you have any specifically laid out? Don't wait until you're looking at offers to determine this (particularly with a partner or other family members involved). What do you need and/or want to happen? Why? Writing it down or talking it out with a realtor is a great first step.

I know I keep harping on this - I promise it's the last time I'll post about expectations for a while!
These three questions can really narrow down what you're looking for as a buyer. Here's what my thought process would be if I was buying now:
1. What do I need? A fenced in yard (two rowdy dogs), 1 or 1.5 baths (only my husband and I so we don't NEED two), outside of Reading (we're country bumpkins).
2. What do I love? Large yard, trees, patio/deck, large kitchen with island, lots of windows, garage.
3. What can I do without? Anything I love (we can always move, plant trees, remodel, build a patio and garage).
See what I did? Created an optimistic BUT realistic goal for my future home. Is it perfect? Nope. Do I wish I could afford more? Duh. But will this keep me grounded and less stressed? Absolutely!

Like I had mentioned last week - the data is beginning to show the market SLOOOWLY changing and now our multiple listing service is acknowledging it. Stats speak for themselves. So what does this mean for you? If you've been hesitant to jump into the market (buying or selling) - you may want to revisit the idea. Again - any lasting change (in anything!) doesn't happen in a day, week, or month. But take heart - data doesn't lie!

What's the difference and why does it really matter?
Let's look at the definitions.
Pre-qualified: the first step in receiving a mortgage from your lender. Typically, this is simply what's known as a "soft" credit check - meaning the lender only looks at general data and not your income, debts, assets, etc.
Pre-approval: the second and most important step once you've found your new home. This means the lender issues a "hard" credit check and does a deep dive (what's known as "underwriting") into your credit history. If you're approved, you're given an official statement from the lender certifying that they will fund your home up to X amount and the loan options available to you.
So what? Can't you just look at homes, submit an offer, and then go through these? Technically, yes. But the best way to ensure you're not setting yourself up for heartache when you find your dream home and discover you can't get the funding you need is to have that pre-qualified statement in hand when you first meet your realtor or tour your first home.
This way, you'll have ironed out a lot of kinks on your end, and be moving into your abode that much easier!

I mentioned this last week in my home buyer checklist: setting expectations is key in any market, but especially these days. You can relieve yourself of a lot of sleepless nights and disappointment simply by being realistic in your goals. Always hope for the best - but prepare yourself to have a pro-active approach instead of reacting in the moment.

BIG NEWS: This is the past 7 day market watch for the counties of Berks, Schuylkill, Lancaster, and Montgomery.
What's so interesting? This is the first time I'm seeing CLOSED lower than NEW ACTIVE.
Why is that important? The MLS is typically the most inflated by the end of the week (Thursday-Friday) so that open houses and showings can be scheduled that weekend and so that contracts can close Friday afternoon.
The fact that active is still higher than closed this late in the week could (!!) mean the market is slowly (SLOOOWLY) changing. But like I said in my stories earlier today: long term change doesn't happen in the extremes. This data may be completely different come next Friday. I just find it intriguing and worth noting.
