Teaching Tuesday: Net Operating Income, or NOI 🏢📊

When evaluating an investment property, one of the most important numbers to understand is NOI.

Simply put:

NOI = Rental Income – Operating Expenses

For example, if a property brings in $120,000 in annual rental income and has $30,000 in operating expenses, the NOI is $90,000.

Why does this matter? Because NOI helps determine a property’s value, upside, and risk. Higher income or lower expenses can increase value, while rising expenses or lower income can move things in the opposite direction.

Understanding the numbers is key before making any real estate investment decision.

: What is a Cap Rate?

Thinking about investing in commercial real estate? One metric you’ll hear often is the Cap Rate.

A Cap Rate, short for capitalization rate, helps investors understand the potential return on an investment property.

Formula: Cap Rate = Net Operating Income Ă· Property Value

In simple terms, it shows how much income a property generates compared to what it’s worth. A higher cap rate can mean a higher potential return, but it may also come with more risk. A lower cap rate may point to a more stable property, stronger location, or lower risk. Before buying an investment property, understanding the cap rate is key.
