The May 2026 numbers are in and the market is sending some clear signals worth paying attention to. 📊

Monmouth County Single Family continues to be the strongest story. Average sale prices climbed to $1,060,503 (up 5.06% year over year) with median prices jumping an even more notable 11.61% to $848,200. Homes are selling at 100% of original list price and moving faster, with days on market dropping to just 30. Inventory is tightening, down 8.20% from this time last year. For sellers, conditions remain as favorable as ever.

Ocean County Single Family is showing steady appreciation too, with average prices up to $762,432 and median prices at $626,250, with homes still moving quickly at 99% of list price.

The condo market tells a more mixed story. Monmouth County condos saw average prices dip slightly while Ocean County condos gained 5.40%. One standout: Monmouth County condo days on market dropped 25%, suggesting strong buyer demand even as prices adjust.

The takeaway? If you're a seller in Monmouth County, this market is working in your favor. If you're a buyer, acting sooner rather than later makes sense as inventory continues to shrink and prices hold firm.
