Rising interest rates are not just numbers on a screen.
They are real life.
Last week in Old Bridge, I had a first-time buyer couple walk out of a townhouse they loved. It had the condition, the space, the backyard, the kitchen, the garage, and the neighborhood.
On paper, they were ready.
Strong down payment.
Strong pre-approval.
No home sale contingency.
In a competitive market, most people would say, “Go write the offer.”
But that is not always the right move.
Before we did anything, we had the mortgage broker run the real monthly payment.
And when those numbers came back, the mood changed.
That is not weakness.
That is wisdom.
Buying a house is not about impressing the market. It is not about winning a bidding war just so you can say you won.
It is about making a decision that still works after the excitement wears off.
Nobody loves today’s payment.
But the question is not, “Do I love this payment?”
The question is:
Can I afford this payment without becoming house poor?
Can I still live my life?
Can I still save, breathe, and build a future?
That is the conversation buyers need to have before they fall in love with the wrong number.
A home should be a blessing, not a financial chokehold.

Honored to be featured in Realtor.com today discussing one of the biggest challenges buyers and sellers are facing right now: bidding wars versus low appraisals.
In competitive New Jersey markets, buyers are pushing hard to win the right home. But sometimes the appraisal does not move as quickly as real-time demand.
As I shared in the article, comps can sometimes feel like ancient history because today’s buyers are making decisions based on current inventory, current competition, and current urgency.
That is why strategy matters.
For sellers, the highest offer is not always the strongest offer.
For buyers, winning the house is only step one — you still need a clear path to closing.

Buying a home in New Jersey is not just about the price tag… it is about what that home gives you back. Buyers here are not just choosing bedrooms, bathrooms, and square footage. They are choosing commute access, job opportunities, school districts, neighborhood feel, taxes, lifestyle, and long-term value. New Jersey gives you access to New York City, the Jersey Shore, strong job markets, established communities, and real convenience — but the tradeoffs are real too. Property taxes matter. Traffic matters. Home prices matter. Condition matters. The cheapest house is not always the smartest buy. Sometimes the “deal” becomes the regret.
