Big news from Lucern Capital Partners. We officially closed on Edmonston Rd Business Center, a 38,561 SF industrial property in Beltsville, MD.

The acquisition was completed as a 1031 exchange for a longtime Lucern investor, providing opportunity to redeploy capital into a well-located industrial asset with significant upside potential. The 38,561-square-foot property is strategically positioned between Baltimore and Washington, DC, in one of Prince George’s County’s strongest industrial submarkets.

Our strategy is to consolidate the property’s 28 condominium units into a single institutional-quality asset, creating value in a supply-constrained market where opportunities of this scale are increasingly difficult to find.

As we celebrate a decade at Lucern Capital Partners, we're reflecting on the milestones, the deals closed, the properties transformed, the growth we've seen. But if we're honest, the numbers were never really the point. It's the people who made them possible: the clients who trusted us before we had a track record to point to, the investors who partnered with us deal after deal, and the team that shows up every day to do the harder, less visible work of actually creating value.

None of this happens without relationships built on trust, and trust isn't something you get once. It's something you earn again with every decision, every deal, every conversation.
