Good morning and happy Monday! I thought I'd share an important fact about our local real estate market. There are 931 houses on the market! We haven't seen this in years! This means prices aren't soaring out of control and their are lots of homes to look at if you're in the market. It's a good thing for buyers!

I listed this home last night at midnight. Got a call at 6:45am to show it at 10. Wrote an offer, did some negotiating and opened escrow. It's not just me. Here's an update on this amazing property. It's been on the market now for 1 week. We've had 3 showings and a very busy open house. The first showing didn't produce anything as the home just wasn't for them. The second showing produced an offer and a good one it is. The third showing is producing an offer right now.
We should be in escrow within a few days.

So lets talk about the elephant in the room. Inventory is up! According to the National Association of REALTORS®, house listings are up! In December there were 237,758 houses on the market in America. Now this...
January - 327,016
February - 353,658
March - 435,960
Even in our own market we're seeing this. As you can see by my report, there are 669 homes available in Shasta County. That's up 58 since last month. It might not sound like much but it can make all the difference when you're looking for just the right place for you and your family.
