August 2026 Market Update

The latest numbers cover home prices, days on market, listing activity, and sales by price range. The graphics below show how the market looked in August and how it compared with the same period last year.

**July Market Snapshot**

What did the housing market look like in July? Buyers had fewer homes to choose from than they did a year ago, while sellers were still seeing strong prices.

There were 963 homes for sale in July, down 6.6% from last year. Homes were spending a little more time on the market, with a median of 70 days compared with 67 days last year.

Prices continued to rise, with the year-to-date median sale price reaching $383,000, up 3% from last year. And while buyers may have had a little more time to consider their options, sellers were still getting close to their asking prices, with most homes selling within a few percent of list.

The $350,000 to $600,000 price range had the most inventory, with 448 homes for sale, compared with 294 homes below $350,000 and 221 homes at $600,000 and above.

Overall, July’s market was defined by limited inventory, modest price growth, and homes taking slightly longer to sell than they did last year.

Another busy stretch of happy closings! Every transaction has a story, and these four remind me that no two journeys are ever the same.

One seller made the difficult decision to relocate out of state, saying goodbye to a home they loved. Along the way, we successfully navigated a new roof, a new leach field, and other updates while under contract to get everything across the finish line.

One set of buyers had been searching for weeks, walking through home after home without finding "the one." The moment they stepped inside, they knew their search was over. Those are the moments that make this job so rewarding.

Another buyer found the perfect fit in a wonderful 55+ community. They were happy to take on a few projects in exchange for a home that fit both their budget and this exciting new chapter of life.
