What's Happening in the Redding Real Estate Market Heading into Summer 2026?

If you're wondering what's happening in the Redding real estate market, the answer is: a little bit of everything.

Some parts of the market are moving up, some are slowing down, and others are staying about the same. In past years, most market segments tended to move together. That's not the case today.

Right now, entry-level homes continue to see solid demand, and the high-end custom home market remains strong. On the other hand, homes on acreage in the middle price range are facing softer conditions and fewer buyers.

Another challenge is that overall sales volume remains low. Many buyers and sellers have been hoping for lower interest rates, but that relief doesn't seem to be coming anytime soon. In fact, Oxford Economics predicts that housing affordability could remain a challenge for the next seven to ten years.

While that's not the news many people were hoping for, it may be time to accept that today's market conditions are becoming the new normal. The good news is that opportunities still exist for both buyers and sellers who understand the market and adjust their expectations accordingly.

Congratulations to all of the Ascension Cup finalists, and a heartfelt thank you to everyone who played, volunteered, cheered from the sidelines, and supported the Ascension Project Tennis Team Fundraiser.

What an incredible event!

Freddie and I had the privilege of watching outstanding tennis throughout the tournament. The singles and doubles matches were filled with determination, sportsmanship, and heart. The level of competition was impressive, but even more inspiring was the camaraderie and encouragement shown by everyone involved.

And ending the evening with a delicious pulled pork dinner on center court made the celebration even more special.

We are proud to sponsor the Ascension Cup each year because the Ascension Project is about far more than tennis. It is about investing in young people and helping develop the next generation of leaders—young men and women of character, integrity, purpose, and service.

Over the years, we've watched many participants grow through the program, leave for college, and return to Redding with a desire to make a difference. They come back ready to serve, lead, and help build a stronger community for all of us.

That is the real victory.

What's Happening with Home Prices in Redding?

I wanted to share some interesting data just published about our local housing market here in Redding.

According to a new report from Redfin Real Estate, the median home sale price in Redding currently sits at $374,707 — up 2.9% compared to this time last year. That's a sign of continued, steady demand in our area. If you zoom out even further, prices have climbed nearly 37% since April 2019, reflecting how much our market has appreciated over the past several years.

Interestingly, prices dipped about 9.7% from last month, which is worth noting — but month-to-month swings are normal and don't always indicate a trend.

Nationally, the picture looks similar: the median sale price across the U.S. is $396,173, up 2.4% year-over-year. Economists at Redfin anticipate that affordability will gradually improve as price growth moderates and wages continue to rise — though progress won't happen overnight.

What does this mean for you?
