I had the opportunity to represent both the buyer and seller on this beautiful Tehama County property.

A $60,000 renovation doesn’t automatically add $60,000 to your home’s value.

One of the hardest conversations in real estate is explaining the difference between what a homeowner has invested and what the market is willing to pay.

Some upgrades add significant value. Others might make a home more desirable without returning anywhere near their original cost.

And sometimes, the money you spend is simply for your own enjoyment.

There’s nothing wrong with that.

The mistake is expecting buyers to reimburse you for every dollar.

Behind the scenes reviewing a home inspection! This property was super clean, built in 2023! This Buyer purchased a bunch of solar on a lease 12 months ago on their previous home and it turned out to be a disastrous financial decision. If your current home has owned solar, Do Not buy any anymore or update the system chasing $0 electric bill! You are likely grandfathered into the better program for reimbursement through PG&E Nem(1)/(2) and when you update your system, it also updates to the current reimbursement rates which are horrible unless you buy batteries, etc... to store the power, which costs so much more money that you will likely never see the return investment on! Realtors and homeowners let me know your thoughts are on buying solar in 2026!? inspection

Another day as a property owner! When your tenant calls and says the garage door won’t go down because the sensor keeps getting knocked into... You break out the heavy duty tools to make a permanent fix! Sick of adjusting this thing, so hopefully this lasts a while! What do you think? Was this a quality repair or not so much?
