No doubt there are challenges in todays housing market😵‍💫📈📉 So excited to find my first time buyer’s their dream home😍🙌🏻 They were very concerned about their mortgage payment😬, as they should be! If anyone is pressuring you to go beyond your comfort level financially…RUN. Don’t walk, RUN!

I was able to negotiate a credit from the SELLER to buy down the rate for my clients all the way down to 5.625% and we got their monthly payment down to the buyers comfort level!🙌🏻🙌🏻🙌🏻 So, basically the SELLER paid to get my buyer’s payment down for them! There are solutions to challenges and opportunity to snag a home🏠before competition picks back up in the housing market.

Offer accepted!🎉🙌🏻 So excited for my buyers getting an accepted offer on their country dream home 🙌🏻🐐🐓 Not only did we negotiate the price down, but BEFORE we even opened escrow we negotiated a new roof AND 2 new AC units PLUS a huge seller credit to cover the cost of a rate % buy down!🎉🙌🏻This kind of negotiating power might not be here in the spring next year if rates continue to go down and buyer competition comes back😵‍💫😱

A year and a half ago there would have been 5 offers, which would have forced us to offer thousands$$$ over the asking price, with ZERO seller credit for closing costs🚫🙅🏻‍♂️, and forced to purchase the home “as-is” due to the competition for the home🤦🏻‍♂️😔So…as you consider if it’s the right time to purchase a home, there is a lot more that goes into trying to time the market. These are all the things I would be thinking about if I was a buyer that wanted to buy a home🏠in the next couple years.
