This week the median list price for Shasta County, CA is $440,000 with the market action index hovering around 36. This is less than last month's market action index of 37. Inventory has held steady at or around 548.

Market Narrative
Home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks. This is a Seller’s market so watch for upward pricing pressure in the near future if the trend continues.

Median Days on Market (DOM)
The properties have been on the market for an average of 130 days. Half of the listings have come
newly on the market in the past 77 or so days. Watch the 90-day DOM trend for signals of a
changing market.

Market Action Segments
Three of the four quartiles of the market are in the Seller’s Market zone with relatively low amounts
of inventory given the current rate of demand for homes in the quartile. Notice that Quartile 1 (the
highest-end price group) is showing weaker demand than the others. It’s not uncommon that the premium segment of the market takes longer to sell than the rest of the group.

This can be especially helpful for buyers hoping to reserve cash for move-in expenses or when upfront costs are the biggest hurdle. Credits must be written into the contract, and they’re paid out at closing as part of the transaction.
