I am only addressing this because I hear it far too often. My friends, read this post if you hesitation to buy your home is based on the belief that the market is going to crash!!

I've got great news: The appraisal contingency helps to protects you from overpaying.

An appraisal contingency allows buyers to back out of a contract if the appraisal value of the home is less than the agreed-upon purchase price.

A statement piece can either make or break a room in your home. I’ve seen it do both. (You’ll just have to trust me on this one.) So, how do you make the right statement and avoid the wrong one?

Here are a few rules to keep in mind:

Rule #1 - Give the piece room to breathe, but balance it out with complementary items.
Rule #2 - There’s no such thing as a half-hearted statement piece, so don’t be afraid to go big and bold.
Rule #3 - Color is powerful, so make sure you choose your statement piece before you decide on a color scheme for the room. Matching isn’t necessary, but unity is.
