As of last October, seller disclosure requirements as to previous flood claims and federal assistance granted due to flood damage became mandatory. A seller MUST disclose any known information regarding either of these issues.
Following Helene, many Floridians have decided enduring a flood isn’t something they want to do again, and have listed their homes for sale, as-is, opting to take the insurance money in exchange for a lower sales price. Most real estate agents are making it clear upfront that the home has suffered unrepaired damage, making the home ineligible for conventional financing (cash only). But, if you’re not sure of the status or are wondering how you can capitalize on this type of investment opportunity, be sure to reach out to trusted, experienced advisors.
