Can I really just sell my house ‘as-is’ in California and walk away?” 🤔
It’s one of the most common questions I get from local property owners—especially those who have inherited a home, have a stressful rental property, or just don’t want to deal with the headache of modern renovations.
The short answer: Yes, you can! But the long answer involves avoiding some major legal potholes. 🚗💨
I was recently featured in the “Selling a Home As-Is in California A-to-Z Guide” to share my insights on how sellers can protect themselves while maximizing their net proceeds.
Here are the 3 golden rules to remember: 1️⃣ “As-Is” does NOT mean “No Disclosures.” In California, you are still legally required to disclose all known material defects. 2️⃣ The Transfer Disclosure Statement (TDS) is your shield. Fill it out completely and honestly. 3️⃣ Target the right buyer pool. Standard retail buyers often struggle to get financing for heavy fixer-uppers. Investors and cash buyers are usually your best bet for a seamless close.
