And so stoked for our buyers! 🥳🎉 After just a few weeks of zeroing in on wants and needs, my buyers had settled on this gorgeous, peaceful gated condo community just south of Lake Perris. A newer build, yet further modernized, with a pool, tranquil greenbelts/parks, and located just down the street from all sorts of recreational options, this seemed like a fantastic value and perfect solution for a commute as well as proximity to family and activities. And while there were several moving parts necessitating a longer, more delicate negotiation, I'm so happy for my folks finding exactly what they were looking for in a timely manner at a great price AND just in time for the holidays! 🏡 Local Market Update 🏡

🍂Happy Fall! 🍂 This is usually when we usually start to see a bit of a seasonal slowdown and this year it’s the same story as last month...demand continues to outstrip supply. Closings are outpacing listings in some markets! Days on market are still low, showing buyers are grabbing homes as soon as they list. The market is still a bit deadlocked, but September showed an unusual seasonal rise; is this a last gap before the holidays? Or a sign that people are getting ‘used’ to the current market and have to make their moves regardless?

In real estate, we look at ‘months of inventory’ as a measure of the kind of market we’re in; i.e. if properties were to sell at the current rate, we’d be out of inventory in x amount of months. Typically we consider a balanced market to be 6 months—any longer is a buyer’s market, any shorter is a seller’s market. Well, in many of our local markets, we’re averaging a month or LESS of inventory in the starter home range 😱! The entry level of each market is seeing massive demand as people seek out affordable housing options.

DAY TWO is in the books. A day of planning the future of Roots Real Estate Group and Roots Real Estate Group - SoCal

Started the day with photos with the team, the first time we got to have a picture with all of us and not just composites together. We look great in black.

Transitioned to goal setting and business planning, both as individuals and as a team

Ended the day with a visit to the Roots Team Office in downtown Roseville, envisioning what our office could look like in Redlands.

Thank you Roots NorCal for hosting us and making our visit so memorable! I cannot say enough how excited I am for the future of our combined vision!

Started the day with a hike at Folsom Lake.

Transitioned to a day of learning about the team’s vision, its leadership, and each other. Incredibly moved, hearing our teammates’ stories.

And so stoked for our buyers! 🥳🎉 In this market, it can take some serious GRIT and persistence to get what we want--but so proud of my buyer for sticking with the program and getting our offer accepted vs. MANY investors while still getting closing costs covered. The journey can take some time; in this case, we set the action plan late last year to find an affordable home that, short-term, was considerate of work commutes and situated to be a good long-term rental investment down the road.
