Palm Springs is spending $135M to rebuild its convention center β€” and the hotel industry voted to tax ITSELF to help pay for it. 🌴

The center opened in 1984 and hasn't had a real upgrade since 2005, and the city says that's already cost it an estimated 77 conventions. The fix: a westside renovation, an eastside expansion built for large-scale and outdoor events, and a brand-new "Connector District" of shaded, lit pedestrian corridors linking the center straight into downtown hotels and restaurants. It's approved, funded, and slated to break ground November 2026 through March 2029.

Here's the tell for investors: when hotel and short-term-rental owners got the legal chance to block the new 1% lodging fee funding this, formal protest was just 4.58% β€” owners representing 95%+ of room revenue said build it. When the people closest to the cash flow fund it themselves, the market's telling you it pencils.

A Temecula foodservice distributor just made a $65 million bet on ONE building in Menifee β€” and almost none of it is new construction. ❄️

Southwest Traders closed a $40.5M purchase of Building 3 at Gateway at Menifee on Zeiders Road β€” 229,934 SF, about $176 a foot β€” right around the ~$173/SF submarket average, and below their asking price. Then they said they'd put in roughly another $25M to convert part of it into a refrigerated distribution center.

The purchase is closed and funded; the cold-storage retrofit is their stated plan β€” no public timeline yet, so this is "bought and planned," not "under construction." The real story for the IE: existing big-box dry warehouse getting repriced and repurposed around cold-chain demand, by a local user scaling up β€” not a national REIT.

About 34 trains a day roll through ONE crossing on Hargrave Street in Banning β€” and every one can stop traffic cold right where you get on and off the 10. πŸš‚

Now the City of Banning, with RCTC, has a plan to fix it: lower Hargrave to run UNDER the Union Pacific tracks (an undercrossing, per the city's own environmental filing), widen it to four lanes, and reconfigure the nearby I-10 ramps. On June 9, 2026 the City Council voted unanimously to chase up to $100M in federal grant money toward an estimated $130–140M build β€” and $7.8M in design funding is already secured. Where it stands: it's a studied, design-phase plan actively pursuing a funding award β€” not funded for construction and no build date yet.

Why I'm watching it: for industrial and logistics users on the I-10 corridor, killing a crossing that stops trucks 34 times a day is real. Infrastructure like this tends to show up in Banning-Beaumont land values before it shows up in the headlines.

Fontana is spending over $100 million to build itself a downtown β€” and part of the plan is closing Sierra Avenue to cars.

They're calling it the Forge District. About 300 housing units going into the middle of it, two parking structures, a 1937 single-screen theater relaunched as a live venue named for Sammy Hagar, and a memorial built around a real steel beam from the World Trade Center. It's under construction now β€” the city hasn't published a completion date, so I'm not going to give you one.

Here's what matters if you own property out there: the zoning already changed. Higher-density mixed-use is allowed, the environmental review is done, and a street that goes car-free reprices the ground floor on both sides of it. The value of those old buildings on Sierra isn't the tenant anymore β€” it's what you're allowed to build.

Coachella just killed a ~450-acre data-center campus β€” and voted to ban data centers, period.

Data centers are the most in-demand asset class in commercial real estate right now. But on June 4, 2026 the Coachella City Council unanimously terminated its agreement with the developer (Stronghold Power) for a proposed campus near Avenue 52 & Fillmore β€” six buildings, ~3M sq ft as reported β€” passed a 45-day moratorium, and directed staff to draft a permanent ban. Indio and Desert Hot Springs are moving the same way.

The money read: over water and power, the desert is gating this use β€” so that capital, and the land plays tied to it, pushes toward the High Desert and the IE markets with power to say yes. If you own land out here, the data-center door in the Coachella Valley is closing. Scale figures are as reported by news outlets, not from a city document.

San Bernardino released its plan to build the downtown the Inland Empire has never had β€” and the numbers are big.

The city dropped its first full General Plan rewrite since 2005, plus a brand-new Downtown Specific Plan covering roughly 600 acres of the downtown core across nine districts. On paper, the potential runs up to 15,400 new homes and more than 15 million SF of new commercial space. Here's the part investors and developers should note: 76.8% of that area is already zoned commercial or office β€” meaning much of downtown could add density without individual rezoning fights.

The comment window closed July 31. There's still no adopted zoning, no funded infrastructure, and no Council vote scheduled β€” so this remains a plan, not a groundbreaking. What matters now is what the city does with the comments it received.

Three shopping centers are going up in Beaumont right now β€” about 700,000 square feet of retail, all of it inside about a mile. πŸ›’

The big one is Oak Valley Village at Oak Valley Parkway and the 10. Regency Centers is building it around a 147,624 SF Target and a 23,262 SF Sprouts, with Shake Shack, KinderCare and CAVA also signed. They broke ground in November and the anchors are expected to open in the second half of 2027. San Gorgonio Village at 2nd and Commerce is already built and leased. And Lewis Retail Centers has 280,000 SF planned at 2nd and Pennsylvania β€” with no anchor announced yet.

Here's the number that explains all of it: average household income within three miles of that corner is $122,825 (source: Regency Centers). That's why a Target commits. Retail follows rooftops β€” and when a national retailer does that math, you get to read it for free.

Riverside's Downtown Metrolink zoning hadn't been touched since 1991 β€” written before the station even existed. On June 23, 2026, the City Council adopted a Transit-Oriented Development Action Plan for the land around 4066 Vine St., formally replacing that old industrial-first Marketplace Specific Plan.

Important: this plan does NOT rezone land, approve construction, or commit city funding. It's a policy roadmap. But it's the earliest signal in a rezoning pipeline β€” it feeds Riverside's General Plan update and future transit-housing grant applications. That's the kind of early flag that reprices station-adjacent parcels before anyone files an entitlement application.

Indio's police department is still running out of a station built in 1979 β€” and the city just broke ground on a $45 million replacement.

Here's the part that should grab any investor or developer: that budget climbed from about $19M, to $30M, to $45M in under four years. That's documented public construction cost inflation in the Coachella Valley β€” the exact curve you need to price in when you underwrite anything near downtown Indio. It's also the city backing downtown infrastructure with Measure X sales-tax dollars, which is a real growth signal for the area. The new HQ is the final piece of Indio's Public Safety Campus, with full completion set for spring 2028.
