Most agents just say “date the rate, marry the house.” I’m not most agents. Rates can keep going up and if you’re planning on buying in the next year you should be prepared for what that looks like.

The truth is, none of us knows exactly where mortgage rates will be 3, 6, or 12 months from now. They could stay the same. They could go down. They could even climb higher. So, if you’re planning to buy in the next year, I don’t think you should build your home search around the assumption that rates will cooperate.

Build it around a range.

Know what your payment looks like at today’s rate. Know what it looks like if rates improve. And, just as importantly, know what it looks like if they move against you.
That way, you’re not trying to predict the market; you’re prepared for it.

And so stoked for our sellers! 🥳🎉 Even beautiful listings can take some grit in this market, and sometimes expertise isn’t just knowing what to do on Day 1, it’s knowing what to do when Day 30, 60, and 90 come around, too. After hundreds of guests, dozens of private showings, too many rumors of offers to count, and even a few ghosted acceptances, this original-owner executive pool home is officially sold to an enthusiastic buyer! At this price point—and in a city with more than 100 active listings of similar size—we knew it might take some time to find the right buyer. So we left no stone unturned in drawing eyeballs our way. A few traditional real estate moves and a few mad scientist moves did the trick. 🧪😂 We kept marketing. Kept showing. Kept following up. Kept finding new ways to put the home in front of buyers.
