Lon Mapes represents SAC Health in the acquisition of the former Well Fargo Mortgage western regional HQ. Plans are to convert the entire 280,000 SF building into medical office uses.

SAC Health has acquired the former regional headquarters of Wells Fargo in San Bernardino, CA, which will become SAC's 12th location.

This year I've seen much more conversion activity of non-medical real estate into medical properties. Retail to medical conversions most common. But also seeing more general office converting to medical as landlords see the advantages (lease rates, stability, increased property values, etc.).

With a need to find healthcare facilities in challenging areas, developers focus on property conversion.

Walmart's first 10,000sf Healthcare "Super Center" is a major increase in size from the orginal 1,500sf concept. By attempting to create a "1-Stop Shop" for primary medical care, dental care, and behavioral health services, this has the potential to be a major disruptor if it catches on nationwide.

How do you see its potential to change the marketplace?

The first “Walmart Health” center opened Friday in Georgia, as a health facility offering more services than the 19 “Care Clinics” urgent care health centers Walmart has already operated elsewhere.

Great article on the challenges new investors face when entering the healthcare real estate investment market.

I believe it's key for these new players to either partner with experienced investment groups or find knowledgable brokerage representation.

Health care is a strong sector that promises to be resilient in the next recession, but there are a lot of pitfalls for those without experience.
