o be fair, parallel parking is a close second.

But listen: appraisals are one of the most common reasons a deal falls through.

If a loan is in play during the closing process, the buyer’s lender will order an appraisal of the property.

The appraisal finds the market value of the property, which the lender uses to make sure they don’t give the buyer a mortgage of more than the property is worth.

If the appraisal comes in lower than the mortgage needed to purchase the property, the buyer has options:

1) Pony up more cash for a down payment that will make up the difference between the appraisal and the mortgage or 💸

2) Walk away from the deal if they have an appraisal contingency. 🚶

3) negotiate a drop in contract to match the appraisal (contingency)

This is one reason why it’s so important for sellers to price accurately and a reminder to buyers to always keep those contingencies in the contract–even if they love the house.
