But first — sellers, let’s talk about showings. I know it feels weird to leave your own home but staying puts buyers on edge in a way most sellers never realize. They rush, they do not open things, they do not talk honestly with their agent and they leave faster than they would have otherwise. Buyers need to be able to picture themselves living there and that is really hard to do when the current owner is standing in the kitchen. When your home is on the market your job during showings is simple. Leave. Every single time.

Selling your home in Central Oregon this year? Before the sign goes in the yard, there are five things that will either protect your equity or cost you money at the closing table.
Not the obvious stuff. The things most sellers skip; or don't find out about until they're already mid-transaction and it's too late to do anything about it.
I wrote this specifically for long-term homeowners in Redmond, Bend, Culver, Terrebonne, and the surrounding areas who are getting ready to make a move. If that's you, or someone you know, this is worth a read before you call anyone.

We drove to the Oregon coast and I kept thinking about the version of me that used to wonder if the move was worth it. This drive answered that question again. Tall pines, winding roads, blue sky, happy kids, happy dogs and not a single moment of regret. If you have been dreaming about a life that looks different than the one you have right now Oregon has a way of making that feel very possible very fast.

541 homes sold across Central Oregon between May 1st and June 16th. That is our area code and I could not make that up.

Madras, Culver, Terrebonne, Redmond, Powell Butte, Prineville, Sisters, Bend and La Pine all included.

The median sold price was $675,000 and the average seller reduced their price by over $37,000 before closing. But homes that were priced correctly from the start sold for nearly full list price with a median of 23 days on market.

The difference is not the market. It is pricing strategy and it starts before you ever go live.

Once your home is under contract the buyer’s lender orders an appraisal. An independent appraiser comes out, compares your home to recent sales in the area and confirms the property is worth what the buyer agreed to pay. If it comes in low the deal gets complicated fast. If it comes in at value you are moving forward.

Things that help your appraisal are cleanliness, accessibility, documented repairs and updates.

Things that hurt are deferred maintenance and a lack of comparable sales nearby. Your agent should be walking you through this before it ever happens not after.

People ask me all the time whether Central Oregon is actually affordable. The honest answer is: compared to where most of our buyers are coming from, yes; significantly.
Redmond's median home price in 2026 is $572,000. Seattle is $972,000. San Francisco is $1.1 million. Even Bend, just 15 miles down the road, sits at $840,000. Same mountains, same trails, same access to everything that makes Central Oregon what it is.
I put together a full breakdown comparing Redmond to San Francisco, Seattle, Portland, Austin, Dallas, San Diego, and Bend; monthly costs, home prices, the no sales tax situation, and what you actually get for your money here.
