Lesson : Go where people need you, its a blessing

While having HH in a dive bar with friends, a plumber approached me and said to please list his house in Federal Way. I told him he would be best served by an agent in the area and I can refer him. He insisted I should list it. Begrudgingly, I did it, to make him happy.

On a 4th of July, I got a call from someone who wanted to look at the house. I told her to call her agent, but she insisted she did not have one, and its her only day off. Again I begrudgingly told her I will drive to meet her within 45 minutes. She ended up not liking the house :( But she liked me, she says, and if I would list her house 2 blocks away. I did.

During her garage sale to declutter her house, a mexican family came to buy their things, and asked why they were selling everything. My new client told them that the house is for sale and the sale sign will be up tomorrow. At 7 pm, they called me because they wanted to make an offer in cash, got into mutual the next day.

During the contingency period, my client found a new development in Fife and wanted to make an offer to one of the newly constructed house. I am thinking I am going further away from my base, now its Fife. Got the house and now we are waiting for closing. For two weeks the buyer for the Fedway house was gone and came back to close in escrow, they brought a brown paper bag with cash in it. Of course, escrow told them it needs to go through the whole banking process. Long story short, we got to close just in time to close on the Fife deal.

Then suddenly, the Fedway house's neighbor called me to list her house as well.

On house warming for the new Fife house, I did not stay after I dropped off the lechon. I was called to come back to Fife late afternoon because 5 of their guests wanted to buy the 5 houses beside them :) I drove all the way to Fife from Bellevue, got there to find the pre-packaged developers contracts all ready and signed, they wanted me to proof read it and present it to the sales center. They all closed.

WHO WOULD HAVE THOUGHT THAT 1 PERSISTENT REQUEST WOULD LEAD TO ALL THESE SALES. THE LESSON IS, GO WHERE YOU ARE NEEDED, IF ITS FAR AWAY FROM YOUR COMFORT ZONE...IT WILL END UP TO BE A BLESSING !!!

Lesson : You could do upgrades on a limited budget

My client came to me and said " I need you to sell the condo I bought from you during the recession. I need new floors, fresh paint on the entire 1080 sq ft 2bed/2bath unit (owner's preference in colors - not MINE, would not take my advise on neutrals :) ), granite kitchen countertop, repair of everything inside the unit, 2 new bathrooms for $5000 for material and labor".

Called my fav crew in, they did all of it in 5 days for $5200. Got offers for the condo 5 days after listing :)

Lesson : Be diligent in doing your job, do not procastinate

My client called at 9pm on Thursday and said "we are not looking at homes until I get back from LA next week. I leave for LA at 6 am Saturday".

To my surprise my phone rings at 6 am Friday morning. My client " a house popped up near Glendale Golf Course". So I said I'll meet you there in an hour. We got there and there was a long line of agents and clients. So I told my client, he will need to know he wants this house for its location alone, the house is totally a TLC. He said yes, I called the listing agent and told her we are offering full price and waive everything in cash. I called my crew and they came immediately to see how much the total repair was to make my client comfortable with his decision. Offer was done by 5 pm.

Listing agent says she will present tomorrow. I told her she can't. Offer expires at 8:30 pm because my client leaves for LA at 6 in the morning. Begrudgingly, she made the trip to the sellers and we got mutual acceptance at 7 pm. Monday morning while waiting for Escrow to open at 8 am, listing agent called me that the seller was brought to ER last night. I told the escrow we need the seller's docs signed asap. She got into the ICU with the doctors witnessing the signing. Buyers' docs signed mobile in LA as well. We are now just waiting the fund transfer from ING, scheduled release on Wednesday at the earliest.

I got a call from escrow 8:00 am Wednesday, funds received from ING. However, we can not close - seller passed away last night at 8 pm :( UNLESS, the will states that the house is willed to the wife, otherwise we go to probate and other heirs can contest the contract. At 1:00 pm I got the call from escrow and the daughter found the will in the safe - the wife is the sole heir. Whew - we recorded and closed immediately.

Imagine that. The listing agent was thankful I pushed her to do her job and not to procastinate.

Another client friend was told that his property was 814K-819K. Him and his ex were so surprised when I said I'll list it at 860K only if they take an offer between 840-860 with no questions asked because it will change the minute more houses came out into the market after we list. We sold in 4 days, got that in between number :) Then the neighborhood was flooded with a lot of houses to sell :)

A good friend tried to sell For Sale by Owner at 400K for a year. Eventually she called me to list it, but not without so many other agent friends telling her I was crazy listing it at 525K since they all told her its only worth 475K. Guess what dudes, she was so happy I sold it at 525K.

I'm surprised my review is the first! A friend of my husband who flips houses recommended we work with Boe to sell our homes in Redmond, WA. This came after a disappointing year working with another realtor who could not seem to sell my husband's house for some reason. Anyways, after a year of watching our house on the market, we gave up on the realtor we were working with and learned about Boe through a friend. Within a week of Boe taking over, my husband had a buyer for his property at the full price.

A short time later, my husband and I moved to a new home in Mountain View, CA, and I needed someone to sell my condo in Redmond without my being there. I contacted Boe and she took on the listing. She took care of EVERYTHING. I couldn't be there, so she worked with the staging company and pretty much anyone who needed to come look at or fix something with the place. So, she was pretty much the dream agent.

Again, I'm pretty surprised Boe doesn't have any Yelp reviews, but I believe this is because she has such a strong network of repeat customers on the ground. Shame on me for potentially opening up the floodgates, I guess. :)
