Huge CONGRATS to my lil sis and bro-in-law, Justin Shahani, for closing on their first ever home purchase just outside Detroit in Gross Pointe, Michigan! They’ve officially wrapped up their 5 year adventure in Boston and have begun an exciting new life chapter as Justin tackles another construction & engineering project for his employer, Fluor.

I personally took great care in finding them an amazing agent referral, , at one of our KW offices over there and he absolutely killed it - including successfully navigating a tricky sitch that was an initial appraisal coming in quite low and a seller unwilling to budge on price, which threatened to kill the deal. I was respectfully kept in the loop every step of the way, but never once felt the slightest bit concerned or that I needed to question any decisions, negotiations, or suggestions he was making on Beks & J’s behalf. He earned my trust pretty much immediately and treated them like family. I greatly appreciate it, John!

Huge CONGRATS to my bff’s & on their “forever home” purchase! The Lawrences were open minded and admittedly a bit all over the place from the get-go…we wrote offers on properties ranging from tear down projects to fully renovated homes from Manhattan Beach to Palos Verdes at all different price ranges. There was understandably some uncertainty, apprehension, & impatience along the way…but in the end it all came together exactly as it should have as we closed on an incredible property w/ an insane backyard in Rolling Hills Estates, significantly under budget allowing for planned 2nd floor and ADU additions too! Both Greg & Allie knew pretty much immediately this was “the one” and even their 3 wonderful kids are fully onboard and over the moon despite the eventual move to another city. Selfishly I may be even more excited than they are as my family will be over to enjoy the property constantly ourselves, just as we were when this pic taken at the first of many pool parties!

Greg has been my best friend for almost 3 decades now (damn we’re old!), Allie might be the best person I know, and their son Palmer is my godson. I can’t fully put into words how proud I am of them, their immense success, and the beautiful lives & family they’ve created…couldn’t have happened to better people. Love you guys!

At the end of March I was in Vegas for a weekend getaway w/ the wifey - several adult beverages in and having a great time - when I got a pleasantly unexpected text from , a tenant of another client of mine whose lease I helped with last year. It read, “Hi Josh, I need another agent, don’t feel this guy is doing much. Can you help us out?” Turns out their lease was ending and not being renewed so they decided to purchase, were on a major time crunch to close on a home before having to vacate, and their agent wasn’t getting it done.

I quickly stepped in…fast forward 2 short weeks and boom, we were in escrow on a beautiful Craftsman on a huge lot in Ontario, under budget at only 5% down, just in the nick of time!

CONGRATS, John & Laura…so excited for you on your first home purchase, I sincerely appreciate the opportunity to work for you!

This is a brutal market for buyers right now and only getting worse with low inventory and interest rates continuing to climb to combat inflation. Moral of the story: Buyers cannot afford to screw around with mediocre agents in this market, the time to strike is now with a Realtor who actually knows how to get offers accepted!

Shoutout to my little bro Matthew on his first home purchase (at the tender age of 28!) and my new personal record for longest escrow (almost 5 months!) 😭

Another dicey tenant situation caused major delays, this time the residents had to be evicted through the painfully slow Covid-times court system. Nevertheless we persevered, navigating several financing obstacles as the delays mounted and interest rates moved.

In my brother’s classic decisive, hustling style - and with my expert help, of course 😉 - he jumped at the opportunity to snag literally the cheapest SFH on the market in O.C. at an amazing price and he’s already fixed it up beautifully on a very tight budget with his DIY skills. The property’s value has already increased well over $100k since we first went under contract back in mid-July, truly a great buy in a tough market for buyers. He’s an impressive dude…CONGRATS bro, so damn proud of you!

Another tough escrow with a new challenge, but another one overcome and one of the most rewarding sales I’ve had to date as it was for my big sis Sarah & my (basically) bro-in-law/good friend Chris the Brit!

Buying a home that is tenant occupied can be very tricky, especially with added Covid protections. Without going into too much detail, let’s just say this tenant was an absolute nightmare…squatting and refusing to vacate multiple months beyond his lease ending, denying access to the property, stealing personal property that was contractually purchased by my clients, illegal subletting, actively sabotaging repair work in escrow, making all kinds of threats, and generally taking severe advantage of a very kind, out-of-state seller/landlord. To make things even more difficult, the listing agent was not nearly assertive enough in stepping up to deal with this bad character.

Somehow, with patience and perseverance, we got him out and succeeded in some last minute negotiations after a very troubling Final Walkthrough. Ended up getting fully refunded for all purchased personal property, even though a couple expensive items did remain for my clients to keep.

It was a trying experience where emotions ran high, but we got it done in the end and Sarah & Chris are so happy to own such an awesome townhome at a very fair price in ‘America’s Finest City,’ complete w/ an incredible rooftop patio where I’ll surely be spending a lot of time when visiting!

Buying a house in this insane market is really all about being prepared to quickly capitalize on the rare opportunities that will inevitably present themselves if you and your agent are diligent, relentless, and always on the same page…this was yet another such situation.

We were able to view this property very last minute and swoop in with a strong offer several hours after the deadline. With some cajoling, I was able to convince the listing agent to not only include my client’s offer, but that we would be their best option to see the deal through to a successful close and to not even bother with the other counters. We ended up simply negotiating the deal right there over the phone despite the 11 other offers that had come in, 2 of which were at a higher price than ours. Moreover, we also didn’t settle for the over-the-top demands the sellers were initially making (all contingencies removed up front, 2 month leaseback free of charge, etc.), yet still got our offer accepted!

Most importantly, we were able to get an incredible, fully renovated, completely turnkey property within budget for my wonderful client and her lovely son. CONGRATS on your first home, Moira & Patrick…I just know you’re going to thrive there!!

Anyone trying to buy a house right now knows how crazy this market is. Writing offers w/ no appraisal contingency has become pretty much standard - and homes have been appraising for less than purchase price, leaving buyers on the hook for the difference - but that risk can be mitigated with an agent who understands the comps & the market.

This one was a process, but having smart, trusting, patient clients like Kathrina & Paulo made all the difference. We were able to beat out higher offers, get them everything they wanted within budget, a lot more sq.footage than they were expecting, plus a pool and cul-de-sac location (which were bonus aspects for them)! Oh, and the house appraised!

Huge congrats to Paulo & Kathrina, what an awesome property to entertain their family & friends and eventually start a family of their own! So privileged to have helped!

This sale was actually 4 years in the making! Adam was a co-worker of my wife’s and actually the first person to come into my office and give me a meeting when I was just starting out in real estate. We immediately bonded over our shared NFL misery being diehard Cowboys & Lions fans respectively.

At the time he & his awesome wife Sheena decided they would wait a few years to start a family and save more so they could afford some aspects they were looking for...but we stayed in touch and sure enough we eventually found them a great property well under budget (which is saying something in this crazy market!) We even beat out 2 other offers at or above ours - apparently due to our stellar cover letter that resonated w/ the sellers! 😜

This was a cool one. My buddy alerted me to a random Reddit post he came across where a guy was asking about O.C. as he and his wife were relocating from Nebraska for an amazing job opportunity.

Fast forward a couple months, after several in-person & Zoom showings, I was able to find them a great property to lease in Irvine...and negotiated $150 off their rent too!

The best part, however, was making 2 new friends! Andrew & Kim ended up being 2 of the nicest people I’ve ever met and I very much look forward to hanging out w/ them again when Covid calms down.

I recently had the pleasure of helping my bro-in-law Neil move his Mom down to O.C. from Santa Cruz after she suffered a health scare. We found the perfect property for her needs, well under budget, and got into escrow only a couple days after starting the search!

Neil & my sis worked tirelessly to get her packed up and moved in quickly, it was an amazing effort! Happy to report Cheryl is doing great, feeling safe, and loving her new home! 👍🏻

And even better when you get them a turnkey property for $50 less per sq.ft. than the average in the neighborhood and $12k less than the same floor plan/condition sold for a block over!
