🏡 Are you a buyer looking for a condo or townhome with an HOA? When buying a property, the HOA (Homeowners Association) can have as much impact on your costs and quality of life as the unit itself. Many buyers focus on the monthly dues, but the bigger risks are often hidden in finances, rules, and upcoming projects.

At Bhaus Eight, we have a great Buyer Team that will not only show you homes that match your criteria and have the lifestyle that you are looking for, but will also make sure that you are protecting your investment. As a buyer of a condo or townhome with an HOA, you should have no surprises once you are the new owner! Here is a list of questions you need to know before removing your contingencies and closing on your property:

HOA Financial Questions
Ask for the HOA's:
• Current monthly dues and what they cover
o Water?
o Trash?
o Insurance?
o Internet/cable?
o Amenities?
• Annual budget
• Reserve study (or reserve fund report)
• Reserve fund balance
• Percentage of reserves funded
Key questions:
• Is the reserve fund adequately funded?
• Have there been any special assessments in the last 5 years?
• Are any special assessments being considered?
• Are dues expected to increase soon?
• What major repairs are planned?
A red flag is low reserves combined with aging roofs, elevators, siding, parking structures, or plumbing systems.

Questions About Special Assessments
Special assessments can cost owners thousands of dollars unexpectedly.
Ask:
• Have there been special assessments in the past?
• Are any currently approved?
• Are any under discussion?
• What major capital projects are expected in the next 5–10 years?

Rules and Restrictions
Read the HOA's CC&Rs (Covenants, Conditions & Restrictions).
Ask:
• Are rentals allowed?
• Is there a minimum lease term?
• Is short-term renting (Airbnb/VRBO) allowed?
• Are pets allowed? Any breed or size restrictions?
• Are there restrictions on renovations?
• Are there parking restrictions?
• Can owners install EV chargers?
• Are there noise or occupancy rules?
Some buyers discover after closing that they can't rent the unit or keep their pet.

Insurance Questions
Ask:
• What insurance does the HOA carry?
• What is covered by the HOA's master policy?
• What insurance will I need individually (HO-6 condo policy)?
• Have insurance premiums increased significantly recently?
• Has the HOA filed major insurance claims?
Insurance costs for some condo associations have risen sharply in recent years.

Governance and Management
Ask:
• Is the HOA professionally managed?
• How responsive is management?
• How often does the board meet?
• How many units are owner-occupied versus rented?
• Are there ongoing disputes among owners or with the board?
A very high percentage of rentals can sometimes affect financing and community stability.

Legal Issues
This is one of the most important areas.
Ask:
• Is the HOA involved in any lawsuits?
• Are there construction defect claims?
• Are there disputes with contractors?
• Are there delinquent owners who owe large amounts of dues?
Pending litigation can affect both financing and future costs.

Maintenance and Building Condition
Ask:
• Age of the roof
• Age of HVAC systems (if shared)
• Elevator condition and maintenance schedule
• Plumbing history
• Water intrusion or leak issues
• Exterior maintenance schedule
Walk the property and look for:
• Cracked concrete
• Water stains
• Deferred maintenance
• Poor landscaping
• Deteriorating common areas
These can indicate financial stress.

Documents to Request
Before removing contingencies, try to review:
1. CC&Rs
2. HOA bylaws
3. Rules and regulations
4. Most recent budget
5. Financial statements
6. Reserve study
7. Meeting minutes from the last 12 months
8. Information on pending assessments
9. Insurance summary

The Single Most Important Question
If you could ask only one question, ask:
"Are there any upcoming projects, repairs, lawsuits, reserve shortfalls, or special assessments that could significantly increase owner costs in the next few years?"
That question often reveals issues that don't appear in the listing price or monthly HOA fee.
As a buyer, I would pay particular attention to the reserve study, recent board meeting minutes, and any discussion of special assessments—those three items often reveal the biggest future expenses.

“Building community” may sound like a cliché, but when you experience it firsthand, you realize just how meaningful it truly is. Recently, we had the pleasure of hosting a very special fundraiser at our home called Conchas & Drams — an evening centered around connection, culture, and community.

The idea was simple and fun: guests would learn how to make the beloved Mexican pastry, co**has, while others enjoyed a curated whisky tasting featuring a variety of flavor profiles. At the end of the evening, everyone would come together to enjoy freshly baked co**has straight from the oven.

What made the night even more memorable was how naturally everyone became part of the experience. I had originally planned for only a small group of bakers, but somewhere between the whisky tasting and the sight of those beautiful pastel-colored artisan KitchenAid mixers, everyone joined in. Whisky glasses in hand, guests gathered around the kitchen, laughing, learning, kneading dough, and fully embracing the process together.

Chef Alex from guided us through every step — from preparing the dough and signature toppings to baking the perfect co**ha. Along the way, he shared the rich history of Mexican baking, its cultural significance, and his own journey as a pastry chef. It became so much more than a baking class; it was an evening of storytelling, learning, and genuine connection shared among friends, whisky lovers, and baking enthusiasts alike.

Not only did we raise funds for our children’s school, but we also strengthened the bonds within our community while learning a new skill together.

More broadly, experiences like this are a reminder of how important it is to support our schools and neighborhoods. When parents, teachers, local businesses, and residents contribute their time, energy, or resources, people begin to feel personally invested in the success of the school. It transforms the school from simply being a public institution into something much more meaningful: a true community project.

Events such as:

- fun runs
- auctions
- carnivals
- bake sales
- booster club gatherings
- sports fundraisers
- intimate baking or cooking classes

all create opportunities for families and neighbors to connect regularly. Those repeated moments of interaction build familiarity, trust, and lasting relationships — the foundation of a strong community.
