One thing I’ve learned from living and working around South Bay homes is that salt air can do more damage than people realize.

You don’t always notice it right away, but over time it can start showing up on windows, railings, exterior hardware, paint and other metal surfaces.

If you’re near the coast, every so often I’d take a walk around the house and look at a few simple things:

• Window tracks and frames
• Railings and exterior metal
• Door and gate hardware
• Seals around windows and doors
• Areas where paint is starting to chip or peel
• The side of the home that gets the most ocean exposure

Nothing complicated. Just staying on top of the little things before they turn into bigger repairs.

I see this from the real estate side too. When you walk through a home that has been consistently cared for, you can usually feel it. Buyers notice it too, even if they can’t always put their finger on why.

You may not be thinking about selling right now, but taking care of your home along the way helps protect what you already own.

A little maintenance now can make a big difference over time.

Here’s something I think deserves more attention when buying or selling a home in the South Bay: Insurance.

If you’re buying a coastal, hillside or higher-risk property, I recommend looking into insurance early, not after you’re already deep into escrow.

And if you’re selling, it helps to understand what a future buyer may face as well. Insurance can affect financing, timing and ultimately whether a transaction gets to the finish line.

I recently read in the LAist that Rancho Palos Verdes is currently working toward a possible landslide insurance option for homeowners, and it’s another reminder that insurance has become a much bigger part of the real estate conversation.

The house is only part of the decision. Understanding the property is the other part.

Sometimes your home doesn’t need anything new. It just needs a reset.

One of the things I love about South Bay homes is how much the light, ocean air and indoor-outdoor feel can become part of the house.

A few simple resets can make a surprisingly big difference:

• Move the furniture around and open up the room
• Pull back the window coverings and let in more natural light
• Bring in a little greenery from outside
• Move art, pillows or accessories from one room to another
• Clear off a counter, shelf or table and give the room some breathing room

It sounds simple, but after walking through homes for years, I’ve seen how much lighter and more inviting a space can feel when there’s less competing for your attention.
