604 Wentworth is officially closed and on record! 🎉

What should have been a straightforward multifamily acquisition turned into one of the most unusual transactions I’ve experienced in my real estate career.

Throughout this transaction, the closing attorney looked at me multiple times and said:

“This is interesting.”

Then later she told us:

“I’ve never had anything like this happen before.”

Honestly, neither had I.

What started as a typical investment purchase became a lesson in why investors need more than someone to unlock doors and write offers.

During this transaction we encountered delays in receiving critical information, discrepancies that required additional investigation, changing numbers, questions surrounding tenant deposits, utility allocation issues, and multiple situations that required attorneys, agents, tenants, property management, and city departments to become involved.

Most of these issues would never have appeared on a property flyer, rent roll, or income statement.

They were uncovered through due diligence, final walkthroughs, documentation review, asking questions, verifying information, and refusing to simply accept answers at face value.

Then came closing day.

We finally recorded.

The deal was done.

Ownership transferred.

And at the exact moment the deed recorded, the tenants’ power and water were shut off.

Not later that afternoon.

Not the next day.

The exact moment ownership changed.

The seller was responsible for utilities through the day of closing, and my buyer already had utility transfers scheduled for the following morning.

After everything that happened throughout this transaction, none of us could believe there was still another surprise waiting at the finish line.

This deal reinforced something I tell investors all the time:

The most valuable thing your agent does isn’t finding the property.

It’s helping uncover the issues that could become your issues after closing.

Always verify the numbers.

Always conduct a final walkthrough.

Always ask questions.

And always have someone in your corner who knows where to look when things stop making sense.

🏘️ Another investor closing is on the horizon.

More than 5 years ago, this client came to me with a goal: learn how to invest in real estate and build long-term wealth through income-producing properties.

This Wednesday, we’re scheduled to close on another multifamily property, adding yet another door to a portfolio that has grown to more than half a dozen multifamily investments over the years.

One of the things I love about this transaction is the financing strategy. This purchase is utilizing a DSCR (Debt Service Coverage Ratio) loan—an asset-based lending product that focuses primarily on the property’s income potential rather than traditional employment income.

For many investors, understanding financing options like DSCR loans can open doors to scaling a portfolio more efficiently and acquiring additional cash-flowing assets.

Before we get to the closing table, we still have one important step: the final walkthrough.

And yes, investors—even with tenants in place, this can and should be done.

Tomorrow we’ll be walking the property to verify condition, identify any material changes, and ensure there are no surprises before closing. A tenant-occupied property does not eliminate the need for a final walkthrough.

Protect the asset.
Protect the investment.
Protect the future cash flow.

Real estate investing isn’t about luck. It’s about education, strategy, patience, and consistent action over time.

Persistence + strategy wins. 👇

Back in February, we submitted an offer on this multifamily property… and didn’t even receive a counter.

Most people would have moved on.

Instead, we stayed patient, continued watching the property, monitored the market, and reassessed the numbers as things evolved.

Since then, the seller even completed improvements — including a new roof.

We came back to the table prepared, informed, and strategic.

Originally listed at $289,000.
Negotiated and accepted at $240,000. 💰

That’s a $49,000 difference AFTER additional improvements were made to the property.

This is why negotiation is more than “sending offers.”
It’s timing.
It’s market awareness.
It’s understanding investor math.
It’s knowing when to push, when to wait, and when to circle back.
