7 things every First Time home buyers should know before starting their search:
Buying your first home is exciting but can also be overwhelming. Between interest rates, down payments, inspections, and closing costs, it's easy to wonder where to even begin.
The good news, you don't have to figure it out alone!
Here are seven things every first time home buyer should know before starting the process:
1. You may bot need 20% down payment. Many loan programs allow qualified buyers to purchase with much less down. Some even offer down payment assistance! The best first step is to find a realtor you can trust and then start talking to a lender to see what options fit your situation.
2. Don't make big financial changes. Once you are thinking about buying, avoid financing a vehicle, opening new credit cards, or making large purchases. Even small changes can affect your loan approval.
3. Get Pre-Approved before looking at homes. A pre-approval helps you understand your budget and shows sellers you are a serious buyer. It also keeps you from falling in love with a home that is outside your price range.
4. Budget for more than a down payment. Upfront costs may include inspections, an appraisal, earnest money and closing costs. Knowing these expenses ahead of time helps eliminate surprises.
5. Focus on your needs before your wants. It's easy to get distracted by beautiful kitchens and fancy finishes. Start by making a list of what you truly need. Location, number of bedrooms, commute, yard size, and school district- then consider extras.
6. A home inspection is worth it. Even homes that look perfect can have hidden issues. A professional inspection give you valuable information before you make one of the biggest purchases of your life.
7. Choose a Realtor who educates you. Your real estate agent should answer your questions, explain each step, negotiate on your behalf, and make the process as stress-free as possible. Buying your first home should feel confusing- it should feel exciting.
