I was born and raised in Modesto, CA and relocated to Reno, NV in 2009. Navy from 2000-2005 and consider it one of the best experiences of my life. New listings in Washoe County dropped to 558 last month, down 5.1% from June and slightly below last July too. Median days to contract jumped to 21 in July, up 61.5% from June's pace — sounds like a slowdown. Zoom out and it's still 27.6% faster than this time last year. Reno didn't cool off; it just stopped sprinting at April's unsustainable speed. If you've convinced yourself the market slowed down last month, check the year-over-year number before you believe it.

VA-financed homes in Washoe County closed at a median $617,412 last month — up 12.3% year-over-year, nearly double the overall market's 6.1% gain. If you've got VA entitlement sitting unused from a prior loan, it's worth finding out what it's actually worth this week.

Two things happened in Washoe County last month. Active inventory nudged up 2% to 970 listings — looks like breathing room. But 24.5% of closed sales went above list price, up from 17.8% a year ago, while months of supply is still down 34% year-over-year at 2.0. More listings didn't mean less competition for the ones actually worth buying — if you've been waiting for that shift, it hasn't shown up yet.

Washoe County SFR, this month:
1. VA-financed closings: 49 days on market vs. 45 market-wide.
2. VA buyers closed at 99.3% of list price vs. 99.1% overall.

That's a four-day gap and a rounding error — not the horror story some listing agents are still repeating. If a VA offer crosses your desk this week, evaluate it like any other.
