Clients of Grush Inspections,

Grush Inspections has enjoyed your support and business over the past years and thanks you for your continued patronage. With that, we also hope to continue to receive such as we all navigate the everchanging real estate market.

I find myself happy, though humble, to announce that I’ve purchased Grush Inspections and am rebranding it as Eagle Rock Inspections. Besides the name change, email addresses and website, everything else remains the same. We have the same great staff of inspectors, including Paul and myself, as well as our wonderful Office Manager, Jessika. We will maintain our top notch ideals and business model, which will give you:

• Prompt, on-time, professional service
• Next business day reports
• Additional inspections with one phone call and typically scheduled together:
o Wood destroying pest inspections (they are back!)
o HVAC inspections
o Fireplace/chimney inspections
o Sewer scope inspections
o Washoe County wood/pellet stove certifications

Starting Monday, September 12th, business will be conducted under Eagle Rock Inspections. Everything should be seamless but if you have any questions or concerns, feel free to contact the appropriate member of our great staff. Our goal is for this to be a seamless transition for all.

Eagle Rock is that massive boulder on the west shore of Lake Tahoe, just north of Homewood. It’s an amazing place with an easy hike from the highway. On top of that rock is a vast view of Lake Tahoe and that is where, during a beautiful sunrise, I proposed to my wife, Cheryl. That rock is special to me, as are our customers. I look forward to success, right alongside all of you.

If your attic is 145 degrees, you should consider improving the ventilation there. Excessive attic temps may accelerate the aging of composition shingles and the underlayment, as well as increase the load on the air conditioning.

Don't think that you need an inspection of that pretty, newly built house? We don't always, but there are definitely times that we find that something wasn't done right, from the start.
Here is a 2007 house where the builder added a small upgrade to the side of the house, after the original house was framed and trussed. The addition received no attic insulation. 15 years of heat/AC losses through this attic, which could have been avoided with a new home inspection.

If a home inspection had been accomplished, periodically, the leak could have been discovered. As it was, not only has the subfloor rotted through, but this girder's end has rotted and no longer is supported in the stem wall pocket. The kitchen floor and cabinets have begun to drop. Get your home inspected ever five years or so.

When the insulation on the feed wires from the meter to the fuses in your fuse panel has melted, it's time to get an electrician out. 😲
Note: They are 60 amp fuses, currently. Maybe higher rated ones were installed, prior.

Gas water heater in a mechanical closet in a bedroom. The flue is not connected and the combustion gasses are venting into the closet. I shouldn’t have to state that this is a danger to the occupants.

I note air conditioner evaporator coils without a secondary condensate drain, daily. When the primary drain clogs, the water must go somewhere or start causing problems. The secondary drain should go somewhere conspicuous, so you see it leaking and call someone. Better, yet, have a water sensor switch installed, which shuts off the unit and you will definitely know to call an HVAC professional.

Once in a while, we run into an evaporative cooler mounted in a garage wall. This pulls air from the garage, into the house. Along with the air is anything else in the garage, such as carbon monoxide, fuel vapors and any other chemical fumes there. Simply, it is not a place to pull air from, for your house, and these coolers should never be mounted like this.
