Sparks NV – November 2025 Real Estate Market Update

Hi, this is Max Sabo with Haute Properties. This is a real estate market update for Sparks, Nevada for November, covering the sales from October 2025.

The median sales price last month was $524,950 in Sparks. That’s virtually unchanged from the month before. The absorption rate tightened just a little bit to 3.6 months worth of inventory, and cuts down from 3.9 months the month before.Active listings were also down a little bit to 538. We had 133 new listings last month and 147 home selling.

Reno NV - November 2025 Real Estate Market Update - Max Sabo

Hi, I'm Max Sabo with Haute Properties. This is the Reno, Nevada real estate market update for November 2025, covering the sales from October 2025.

Last month, the median sales price rose to $570,000. That's up quite a bit from the month before when it was $545,000. The absorption rate last month came in at 4.55 months, and that shows the inventory still moving at a steady pace. Home sold for about 95% of their original list price, which is about the same as the month before. We saw 1,459 active listings, 388 new listings, and 333 home sell, all just slightly down from last month.

Sparks NV - October 2025 Real Estate Market Update

The median sales price in Sparks last month was $525,000, down slightly from August. Home sold for about 96.5% of their asking price and averaging 93 days on the market. There were 573 active listings and 172 sales. Inventory dropped just a bit, but Sparks is holding steady. Buyers now, they have more options, but great homes are selling fast. August Market Update – Reno, NV

In August, 308 homes sold, with a median sales price of $555,500, almost identical to July, showing stability in home values as we head toward the fall.

We had 1,574 active listings on the market, giving buyers a lot to choose from. The average days on market rose slightly to 84.5 days, and sellers received about 96.2% of their original list price. Inventory held steady at 4.90 months, keeping the market balanced but competitive.

As always, homes that are staged well, priced correctly, and marketed strategically are selling fastest, while others may need adjustments to attract offers.

In July, 372 homes sold in Reno, with a median sales price of $555,000. This is down from the previous month, but still solid considering seasonal shifts.

We had 1,583 active listings on the market, offering buyers a wide selection. Homes averaged 79.6 days on market, a slight improvement in pace from June, and sellers received about 96.3% of their original list price. Inventory crept up just a bit to 4.95 months.

The key takeaway? Homes that show well and are priced correctly are still selling fast, while overpricing is leading to longer market times and needed reductions.

June 2025 Market Update – Reno, NV

In June, 371 homes sold in Reno, with a median sales price of $576,000, a bump from the previous month and a sign that demand is holding steady.

There were 1,543 active listings, giving buyers more choices, while sellers are still seeing strong activity on well-presented properties. Homes spent an average of 85.8 days on market, and sellers received about 96.7% of their original list price on average. Inventory ticked up slightly to 4.84 months.

Sparks NV Real Estate Market Update May 2025 Max Sabo

Hey, it's Max Sabo here with Haute Properties. Here's your May Market Update for Sparks, Nevada based on April's numbers.

In April, 157 homes sold in Sparks with a median of 544,900 homes sold. With a median sales price of $544,950. That's up just slightly from March and homes are moving a bit quicker with a median of 64 days on the market. The price per square foot came in at $292 per square foot on average and right now Sparks has 326 active listings with 237 pending listings.

When selling your home in Sparks Nevada, pricing and presentation are still key. Homes that check all the boxes, they're still getting action, others they're tending to sit a little bit longer or need price drops in order to move.

What Are Winters Like in Reno, NV?

Thinking about winters here in Reno, Nevada, here's what it's really like.

The heart of winters in Reno typically run from December through February. In these months daytime highs are typically in the 40s to 50s with daytime lows being in the 20s and 30s at night.

During these months Reno receives around five to six inches of snow per month on average with about six days a month being snow. Take this with a grain of salt. Winters in Reno can be unpredictable and often vary from the averages.

It's also worth saying that because of the Sierra Nevada mountains Reno is in a rain shadow meaning we get less snow than the mountains but we have world-class skiing and snow so short drive away.

With nearly 300 days a year of sunshine, winters here seem a little bit brighter.

Myth: You Need 20% down to buy a home in Reno NV.

Do you think you need 20% down to buy a house in Reno, Nevada? Nope. That's a myth.

A lot of buyers are stuck renting because they think they need to save $100,000 just to get started.

What Are Summers Like in Reno, NV?

Curious what summers feel like here in Reno Nevada?

From June through August Reno brings the heat but in a good way. Highs are typically in the 80s and 90s while evenings cool down nicely into the 50s and with just one or two days a month of rain it's a dry sunshine filled season perfect for hiking, biking, lake days or just relaxing outdoors.

Reno also enjoys around 300 sunny days a year so summer fun is almost always on the agenda.
