Just closed on a home in Double Diamond — $630,000, above the asking price. I brought the buyer.
I want to tell you about it, because I think it says something useful if you own a home in this neighborhood.
Single story. 1,632 square feet, three bedrooms, two baths, built in 1997 and kept beautifully. High ceilings, plantation shutters, a gas fireplace in the great room, granite kitchen with an island. French doors out to a fenced backyard with a patio and a pergola.
Here's the part worth knowing: single-story floor plans are getting genuinely hard to find in South Reno at this price. Most of what's been built here in the last twenty years goes up rather than out. Meanwhile the buyers who specifically need one level — for aging parents, for mobility, or because they're simply done with stairs — keep increasing.
If that describes your house, that scarcity is working in your favor whether or not you ever sell.
This year I've been on both sides of six transactions: three homes I listed and sold here in 89521, and three different buyers I represented. Every time I market a home in this neighborhood, more buyers come through than there are houses for them.
