With everything going on with the Hawk Fire, I just wanted to put this out there.

Here’s my unpopular Reno real estate opinion:

Not every house that looks “updated” is actually a better house.

I’d take a well-maintained 20 year-old house with a good roof, HVAC, windows and bones over a house that got some cheap gray flooring, white cabinets, and a coat of paint six months ago.

And I know I’m probably going to get some disagreement on this one.

Not every week comes with a win, and I think it’s important to share that too.

Today I found out I didn’t get a nicer listing I had presented for last week.

Earlier this year, I had spent a good amount of time helping this homeowner navigate a property issue, offering advice, connecting them with a few attorneys I trust, and just trying to point them in the right direction. A few weeks ago, they reached out to say how much that had helped, that they appreciated what I do for the community, and wanted to meet about listing their home.

I thought the appointment went well. We walked the property, talked through the upgrades and what would appeal to buyers at the price point, discussed the market, pricing strategy, and everything I do to market a home. In the end, they chose someone else (I already knew the reason based on part of the conversation for the meeting).

That’s part of this business, and I genuinely respect that people have to make the decision they feel is best for them.

What sticks with me, though, is something I’ve been thinking about for a while. I enjoy helping people, and I don’t do it because I expect something in return. But every so often, I catch myself wondering if some people see that willingness to help as an opportunity for a deal rather than something to value. It’s happened enough that I’ve started paying attention to it.

I’m not going to stop helping people. That’s just who I am. But I do think I need to be a little more intentional about where I invest my time and energy.

Tomorrow’s another day. On to the next one.

Spent part of my morning writing thank-you cards.

It’s a small thing, but I still believe handwritten notes matter. In a world of texts, emails, and emojis, taking a few minutes to put pen to paper feels a little more personal. It’s something you don’t see as often anymore, but I think it still goes a long way.
