No one has a crystal ball but...

Either houses are expensive or money is expensive. Rarely are both expensive or inexpensive at the same time. 💰

The national average on a 30 year fixed is 5.55%
The week's average is 5.74%.
The 30 year FHA week's average is 5.54%
The 30 year Jumbo week's average is 5.32%📈
(This is before the feds get a hold of things today...)

House prices have slumped due to the higher interest rates (still much lower thant the 7.8% average of the last 30 years).📉 This is the most power the buyer's have had in the last 24 months!

Will recession bring down the interest rate? Yes! However, when the interest rates drop there will be more viable buyers so the prices will increase as the competition does. We have 2.5 months of inventory, we need 5-6 to be balanced between the buyer and seller. We still will have a low inventory. ⏱ Timing is key!

So what do we do? Buy in the slump and refinance in the upswing. When recession hits, the housing market will be stimulated due to more buyers, this is the time to refinance. 💡

The 🔑 is to hold on to your property after buying. The crash in 2007-2008 is what caused our shortage we are having now. We did not anticipate the growth which resulted in the shortage we have now. By 2014 homes had regained their equity and even gained. 7 years after one of the worst downturns in the housing market!

The beautiful part of home buying is whether equity goes up or down in the moment it always goes up in the aggreagate!!
