A native of the Reno (Truckee Meadows) area I have grown up enjoying all the beauty and advantages the Reno/Lake Tahoe region has to offer…from skiing, biking and hiking to the local cultural events. to accomplish over the past 2 ½ decades in real estate. In 1997 I was fortunate enough to have obtained a Certified Residential Specialist (CRS) designation. A designation that less than 3% of the Residential Realtors nationwide hold. I have been certified as a Luxury Home marketing Specialist (CLHMS) for over a decade and pride myself in creating scenarios that enable my clients to get the MOST dollars a market will bear. If you have the ability to make a large principal payment and want to lower your monthly mortgage payment, recasting may be worth asking your lender about. A recast allows some homeowners to keep their existing loan and interest rate while the lender recalculates the payment based on the lower loan balance. This can be appealing if your current rate is lower than today's rates. However, recasting is typically only available on conventional, conforming loans, and FHA, VA, and USDA loans are generally not eligible. Refinancing is different because it replaces your current loan with a new one.

Homeownership enjoys the benefit of leverage because the home is appreciating on its value not just the amount of cash you have invested.
