To make certain that your property stays in escrow and closes on time make sure your listing agent is doing these things:

1) Pre-inspection: Buyers will either find out the condition of the property through their on due diligence, but the more the Seller provides up front can result on cleaner offer terms and less chance of a surprise once in contract.

2) Buyer financial abilities: Always make certain your agent is following up with the potential Buyer’s lender and make certain their down payment funds are verified and they have been pre-underwritten for the loan.

3) Set an offer deadline: This will w**d out Buyer’s that are trying to pressure you to accept an offer right away and it will give others a chance to put forth their highest and best offer — and give your property full market exposure.

These will help make certain the first contract is the last one and you close on time!

Surprisingly, few know about ALL of the tax benefits of owning real estate.

I’m here to share one of the REALLY good ones that homeowners get to take advantage of.

If you have owner-occupied your house for at least 2 of the last 5 years, you can sell your property and all of YOUR proceeds up to $250K for an individual and up to $500K for a married couple are TAX FREE!

Which means you can pocket that cash, reinvest elsewhere, move up, or start a business! The world is your oyster.

You could also rent the property for up to 3 years after you move out and STILL take advantage of this rule.

**ALWAYS consult your CPA for your specific tax situation and questions as I am not a certified tax professional.**

Worried about appraisal results?

Sometimes they are surprising in a good way, and sometimes they create problems. But for every problem, there is a solution!

Sellers: get in front of the problem and make certain you not only have a good agent that will show up to meet the appraiser for you, but also provide ALL of the details on your improvements during your ownership and when they were done. The more detailed, the better.

If you have a list that can be emailed and provided directly to the appraiser, it makes their job easier and it is certainly appreciated.

Buyers: Your agent should provide you a report of comparable recent sales that should give you confidence behind your offer price. Not to worry, If the appraisal comes in low, you do have the right to contest the report and any great agent will go to bat for you, do the research and contact the appraiser to help you get the job done.

Earnest money, let’s break it down.

What is it? Your good faith deposit that is held in escrow AFTER your offer is accepted by the seller.

How much? Completely up to you, as it shows how serious you are about following through and it shows you are financially ready. As a rule, I usually recommend somewhere between 1% and 3% of the purchase price.

Will I get the money back? This money will be applied to your cash to close when you settle on the property. If you have a home inspection and you don’t like what you see after that, you CAN get your earnest money back with written notice acknowledged in writing by the seller.

It needs to be available right away as it will need to be deposited with the title/escrow company within 1-2 business days of an accepted offer.

With this video, we show the true problems caused for both the buyer and seller when the meet unexpectedly by the seller’s presence at the showing or even an inspection.

There are SO many reasons why your agent should be an excellent communicator and keep the buyer and the seller from meeting.

Buying and selling a home can be incredibly emotional - which is one of the top reasons to hire a professional.

When we make decisions purely based on our emotions, those decisions don’t always lead to the best outcome, ESPECIALLY when it comes to buying and selling property.

If you are relying on a consumer based websites estimated value of your home, you might notice, they vary WILDLY.

That is because most sites use an automated valuation model (AVM) to come up with a home value. It is a mathematical equation...

There is ALOT more to valuation of a home than a mathematical calculation. Even more so in the current environment.

Don’t be fooled and don’t rely on these equations for real business decisions. Instead, contact a trusted professional for a FREE evaluation of your home value if it is something you are considering.

I am always happy to do a little digging for folks, even if they are just exploring different options or ideas. A great conversation with some perspective can go a long way. I am here for YOU!

Everything in real estate is negotiable, so it is imperative that you know what services and experience you are getting when you are interviewing agents for the job.

As you know, with most things, you ‘get what you pay for’ and if you are willing to save money on commission, but loose money on the 1 chance you get to sell your house, it could net you less $$$ unless you are experienced and truly know what you are doing.
