We closed on this property a few days ago. We helped a homeowner sell his home without EVER putting it on the MLS.

No showings.
No open houses.
No repairs.
No inspections.

Big changes are being proposed at Kietzke & Peckham. A 28-acre mixed-use redevelopment could replace existing businesses like Grocery Outlet, Savers, and King Buffet with a full entertainment district, including a hotel, casino, soccer stadium, retail, restaurants, and event space. The project is expected to bring 850–950 jobs and year-round activity… but also increased traffic, density, and demand on infrastructure. Plans include a parking structure, shared parking with the convention center, and mitigation for traffic and utilities. The project still needs approvals, including a master plan amendment, rezoning, and conditional use permits.This is one of the larger proposals Reno has seen and it would significantly change that corridor if approved.

A new 40-unit affordable housing project just got approved in Sparks.

The Reserve at Sparks will be built near 10th Street and Avenue of the Oaks, with all units designed as one-bedroom homes for veterans earning up to 60% of the area median income and affordability will be locked in for at least 50 years.

It’s a smaller project, but it reflects a bigger trend we’re seeing locally: more focus on income-restricted housing to help close the supply gap.

For most buyers and sellers, this won’t directly compete with the resale market, but it does show where development priorities are shifting.

Ridge Park Townhomes is back.

The developer is proposing to increase the project from 79 to 99 units near Sky Vista and Vista Knoll. That means more three- and four-bedroom townhomes in an already established area with nearby retail, medical, and residential.

For buyers, this could be much-needed inventory in that “in-between” price point. For sellers, it’s potential new competition, especially for attached homes and smaller single-family properties.

Bottom line: more density, more options, and something that could shift the local market dynamics.

Washoe County is planning a major addition to Rancho San Rafael Park, a new 2,000-seat amphitheater as part of the Rancho San Rafael Regional Master Plan.

The proposed project includes a covered pavilion for shade and weather protection, modernized restrooms, and conversion of the old pump room into a concession stand. A redesigned picnic area would allow for food trucks and more gathering space, creating a stronger community hub within the park.

Estimated construction costs range from $10–$15 million and are expected to come from a mix of public and private funding, including community donations.

This would be a significant investment in one of Reno’s most recognized public spaces, expanding event capacity while maintaining the character of the park.

The Washoe County School District is moving forward with a plan to demolish the existing Pine Middle School building originally built in 1976, and replace it with a brand-new PreK–5 elementary school. This is part of WCSD’s larger Facility Modernization Plan, which also includes closing Smithridge Elementary and rezoning Pine Middle School students to Depoali, Herz, or Vaughn Middle School.

The campus sits on about 16 acres and already has utilities and infrastructure in place, which makes redevelopment more streamlined. The new school is planned at roughly 103,000 square feet with updated playgrounds and parking. Estimated capacity is around 830 students.

Red Hawk Golf and Resort is proposing a major change in Sparks , cutting the course from 36 holes to 18 to make room for hundreds of new homes. The proposal could bring needed housing and an estimated $18.5M surplus to the city, but it also raises real concerns about traffic, infrastructure, and the loss of open space. This is another example of the trade-offs Northern Nevada keeps facing as we grow.
