📊 Well… the jobs report just made the rate conversation a little more interesting.

The August employment numbers came in stronger than expected, with 162,000 jobs added and unemployment holding at 4.1%.

Why should homebuyers care?

Because mortgage rates react to what’s happening in the broader economy — and a stronger job market can make the Fed less eager to move quickly with rate cuts.

That doesn’t mean rates can’t improve. It just means we may continue to see some ups and downs along the way.

🏡 Here’s what I tell my clients:
Don’t put your plans on hold waiting for the “perfect” rate.

Instead, let’s look at the payment, the loan options available to you, and whether buying makes sense for your situation right now.

And if rates improve later? We can always revisit the numbers.

Mortgage rates are a little like Nevada weather — just when you think you know what’s coming, it changes. 😂

In this example:

• Credit-card balance: $16,000
• Interest rate: 23%
• Starting minimum payment: $466.67

Making only the minimum payment could take more than 33 years and cost over $30,000 in interest.

By making a fixed payment of $517 per month—about $50 more—the estimated payoff time drops to four years, with approximately $8,492 in interest.

That’s more than $21,500 in potential interest savings!

The key is keeping the payment fixed as the balance decreases instead of allowing your payment to shrink.
