To explain the chart I posted yesterday. The majority of the Notice of Default filings are by Communities in Common (CIC) boards or their attorney's or representatives. These filings are late dues, assessments, etc. The majority are not late in mortgage payments. There are always some of those, but not the majority. Notice of Sale is three weeks after the Notice of Default posting (generally). Trustees Deeds are mortgages that haven't been paid or even some CIC's that finally foreclose.

Well, people ask how's the short sale and Real Estate Owned or REO market listings on the MLS? In 2026 year to date, there have been 2 short sales on the MLS and 4 Real Estate Owned in Sparks, NV. That's not to say there haven's been more that this sold. You could check the County Recorders office and search the results. Want to know how? Comment below. In the greater Reno area in 2026, 11 short sales listed and 4 REO's on the MLS. That's not many. Do you know the 3 - 3 - 3 of residential real estate for Buyers? Here we go! Have 3 months of living expenses saved, 3 months of mortgage payents saved, and evaluate 3 similar properties. Sales for Sparks area July 17 - July 23 single family homes, updated today. There were27 sold at 97% to original list price, 49 days to contract (not close), median sale was $585,000. 19% cash sales and 16.3 weeks of inventory. Still a Sellers market.

Altos Research report this week that there is 4.2 weeks of inventory in Sparks and 6.5 weeks of inventory in Reno. Start making offers, the market is not cooling!
