It's not true. It's especially not true if you're a first responder, healthcare worker, educator, or veteran.

Down payment assistance programs. VA loans with zero down. FHA at 3.5%. Specialized programs through Nevada Housing Division.

The number you actually need is almost certainly lower than the number in your head. And the only way to find out is to actually run it.

Inventory is still tight in the mid-price range. Well-priced homes are moving. Buyers who are pre-qualified and decisive are winning. Buyers who are vague on criteria are watching deals go to other people.
