Here are the SFR highlights:

🏡 19 single-family homes sold
💰 Median price: $2,510,000
📈 Up 20.4% year-over-year
📊 Median price per sq. ft.: $942
⏱️ Median days on market: 45
🏘️ Active listings: 74
📉 Months supply: 5.8
💵 Total SFR volume: $70.8M

The takeaway: single-family homes are still seeing strong demand, especially well-positioned luxury properties. Inventory has expanded, giving buyers more options, but homes are also moving faster than they were earlier in the year.

Here are the SFR highlights:

📍 62 single-family homes sold
💰 Median price: $560,612
📈 Sales up 31.9% year-over-year
⏱️ Median days on market: 55.5
⚡ Median days to contract: 14
🏘️ Months supply: 1.9
🔻 19.4% of sold SFRs had a price reduction

The takeaway: Carson City remains a seller’s market, but buyers are not blindly overpaying. Homes that are priced correctly are selling at full asking price on average, while overpriced listings may still need adjustments.

💰 Median price: $630,000
📈 Up 5.9% year-over-year
⏱️ Median days on market: 44
⚡ Median days to contract: 10
🏘️ Months supply: 1.7
🔻 20.2% of sold SFRs had a price reduction

The big takeaway: homes are still moving fast, especially when they are priced correctly from the start.

Sellers remain in a strong position, but buyers are still pushing back on overpriced listings.

📈 Up 5.1% year-over-year

Even with more new listings coming to market, inventory remains tight. That keeps conditions favorable for sellers, while buyers still need to be prepared and decisive.
