You research the area. You have to make sure the property is in an area you are comfortable building in and see growth potential or a steady stabilized market.

You look at the surrounding properties. Ask yourself, “are they in good condition?” “Do the owners live there?” These could be tell tale signs on the upkeep in that specific neighborhood.

You have to be comfortable with losing money. Not every investment is a winner. Know when to cut your losses or play the long game, this may require patience over time.

1.) You are always going to be over budget, no matter what you try to save money on, so use high estimates, and a healthy contingency

2.) You are never going to be done on time. If you think it’s going to take 3 weeks, chances are it will take 5. There is always something else that pops up. Set realistic expectations up front.

3.) There is always an inspection item when the time comes. No matter how perfect the job is. When working on older homes you don’t always see everything. So make sure when you budget for target profit margin, you buffer in 7-10% of your profit for potential inspection credits or repairs

No matter if you’re doing a fix and flip or a BRRR, remember planning and budgeting are always a good way to protect your investment
