Sold representing the buyer (an investor)! Congratulations to my client who is getting back into rentals and will cash flow with renters paying down their mortgage!

As inflation persists, real estate has historically been a great hedge against inflation. Equity markets have been extremely volatile and people are reallocating their money to asset classes like real estate that historically have been able to generate more consistent returns. Another home sold (representing sellers)!

Homes are sitting on the market longer as we transition. As homes stay on the market longer, brokers need to be proactive with marketing and calling all other brokers who showed the home to elicit feedback and see if we can broker a deal.

Once I procured an offer for my clients, I called everyone else that was on the fence and was able to get a second offer to come in. I was then able to leverage the offers against each other and ultimately helped my sellers sell their home for $5,000 more than the list price! Work with a broker that goes the extra mile for your best interest in all markets so that you maximize your proceeds!

How did we get this home sold so quickly in this transitioning market?

MARKETING! Homes no longer "sell on their own" in this market and you need all hands on deck to maximize your proceeds. This buyer was procured from an open house that I did after noticing my signs on the side of the road. They came into a home that was inviting, had a nice conversation with me where I was able to speak on behalf of the area as they were from out of town, and could envision themselves living here. Our sellers listened to our advice throughout and after some negotiating, we were able to get their home sold!

Now might be the time you've been waiting years for if you're looking to buy! With Seattle rents being one of the fastest increasing rental rate areas, now might be the time to buy. It's time to take power back and control your monthly payment rather than be at the mercy of landlords. I even know someone whose rent was being increased by 50% 🤯. Prices are tapering and mortgage rates stabilizing to healthier levels so let's talk about your options (including down payment resources).

Seattle home prices are cooling down, but rental prices are continuing to rise as the region copes with rising mortgage rates and the continued effects of the COVID-19 pandemic.

As inventory picks up, buyers have more options, so making sure your house is presentable and in good condition will significantly impact your ability to sell for top dollar. Most buyers buy emotionally and if they don't feel like a property can be their home, they won't put in an offer regardless of price.

Homebuyers share the concerns that would make them walk away from a home they really want.
