🏡 King County vs. Pierce County | August 2026
If you’re wondering what the real estate market is actually doing right now, here’s a quick look at King County vs. Pierce County 👇
📍 KING COUNTY
• Closed sales: 1,385, down 12.5%
• New listings: 2,505, up 32%
• Average sale price: $1,210,594, down 3.6%
The biggest thing that jumps out is the 32% increase in new listings. Buyers have more options, while the drop in closed sales tells us buyers aren't absorbing that inventory at the same pace.
With the average sale price down 3.6%, sellers in King County may be feeling more pressure to price strategically and compete for buyers.
📍 PIERCE COUNTY
• Closed sales: 841, down 14.4%
• New listings: 1,282, up 7.5%
• Average sale price: $658,621, up 0.9%
Pierce County is telling a slightly different story.
Sales are down even more than King County, BUT the average sale price is still slightly higher than last year.
One possible reason? Affordability. Pierce County’s lower price point can attract buyers who may have been priced out of King County. We’re also seeing buyers look farther south for more house for their money.
And while Pierce has more inventory than last year, the increase is much smaller than King County’s. That can provide more support underneath prices.
So what does this actually mean?
King County: More inventory + fewer sales + declining average price = buyers may have more negotiating power, and sellers need to be strategic.
Pierce County: More inventory + fewer sales + relatively stable prices = buyers have more choices, but sellers aren't necessarily seeing the same level of price pressure.
But here’s the important part...
County-wide numbers are a starting point, not a pricing strategy. Your specific city, neighborhood, price range, property condition and competition can tell a VERY different story.
