🏡 Monday Market Update: West Seattle + Alki

West Seattle inventory tightened this week—and pending activity picked up.

📍 West Seattle

• 293 active listings, down from 314
• 15 homes went pending, up from 9
• 25 homes sold
• Median asking price: $725,000
• Average active market time: 67 days

📍 Alki

• 41 active listings—unchanged
• No homes went pending
• 2 homes sold
• Median asking price: $999,000
• Average active market time: 86 days

What’s the story behind the numbers?

West Seattle’s 21-home inventory drop lines up, at least partially, with an increase in pending sales. Buyers were active, but the decline may also reflect fewer new listings or homes being withdrawn, cancelled or allowed to expire.

Alki remained quieter, with inventory holding steady but less contract and closing activity.

One important caveat: we’re looking at these numbers on the Monday at the end of Labor Day weekend. Holiday weeks can temporarily affect new listings, buyer activity and closing schedules—so next Monday’s numbers may shift as the market returns to its usual rhythm.

For now, West Seattle buyers have fewer choices than they did a week ago, while sellers still need to stand out through thoughtful pricing, preparation and presentation.

When selling your home, you will have strangers in your house. Items could disappear during an open house and there's little a seller could do to get those items back.

Seven more homes in West Seattle. Three more in Alki. Is that a market shift? Not quite—but it is movement worth watching. 🏡

Here’s what changed since last Monday:

📍 West Seattle
Active inventory increased from 307 to 314 homes. The median asking price edged down from $735,000 to $729,950, while average market time held steady at 63 days.

📍 Alki
Active inventory increased from 38 to 41 homes. The median asking price moved from approximately $1.107 million to $1.099 million, and average market time increased by just one day to 80 days.

My takeaway: buyers gained a few additional choices this week, but the overall pace hasn’t changed much. For sellers, this is another reminder that buyers are comparing homes carefully—so accurate pricing and strong presentation matter.

Nothing dramatic happened this week, and that’s actually useful information. We’re seeing a gradual adjustment rather than a sudden market swing.
